When I find a buyer Do I need to sign a purchase and sale agreement with them to?

I want to assign properties such as Income,Mixed-used and Single-Family with or without equity for those investors who need income tax right offs.(depreciation). I have several agents who will assist me with this....

How are you supposed to or may I ask how/on what terms do you cut in RE Agents ?? Any basic guidelines?

Question any sales tips I can use. I got a house under contract I have an offer from an investor. I would like to go back to the seller to reduce price by a few thousand so I can make a little more. The owner is a absentee out out of state owner house vacant for a year. I was thinking that my mold man inspected the attic and wow!!! its going take $10,000 to clean it up or see if she will meet me half way or something along those lines any negotiating tips would be greatly appreciated

How do you explain to a realtor why your only putting up a $500 deposit on a contract?

Is it a good idea to put an addendum in our contract that allows us to market the house once we have it under contract or do banks look at that negatively. I think what I'm dealing with now is a bank foreclosurer.
