assigning contract buyer ask are you the owner or a realtor?

I got a contract on a wholesale deal. The buyer asked are you a realtor or owner? Since I am flipping this contract whats the best answer? I am not a realtor.

I would say I'm not the owner, but I hold the contract(so I'm going to sell it to you and then you will follow through on the contract with the buyer)
You should explain this upfront.

Educate your buyer

You have to educate some buyers, because they are not familiar with assignment of contract.

The first part is explaining that you are a wholesaler and that you have the property under contract and are looking to assign the contract to an investor who can pay cash for the property. If you want to sound more professional and say something your buyer will understand you can simply give him the, "I just bought 2 other properties, so this one is too much for my crew to handle right now" line. That is something a lot of investors can relate with.

What I do if they are skeptical of doing the assignment of contract is offer them a $500-1000 discount over our already agreed upon price to do the assignment instead of a double closing (I only do this on our first deal together). I explain that since I will be saving money on closing costs by not having to double close, I will give you an additional $500-1000 off if we can do the much easier and cleaner assignment of contract.

If the buyer is still skeptical and would rather double close, that may be the route you will have to go, or you can simply find another buyer.
