New Jersey Assignment contracts

I had went looking for a real estate agent to do business with in New Jersey. When I told him I was planning to do real estate assignment contracts in New Jersey I was told it was illegal. Can anyone tell me if it is really illegal in the State of New Jersey? Or do I have to go to another state? Has anyone done an assignment in New Jersey recently?

Does anyone know where I can find a RE "Finder's Fee" Contract?

Here's the situation. A lady called be after responding to one of my posts after seeing the website I created using the free one that Dean provided. Unfortunately, she had no intention of buying a home, but looking for one to rent. After speaking to one of my coaches, he recommended that I do a "sandwich-lease option". However, the lady didn't seem to be keen on the idea of a Rent to own option. She just wanted to rent. In this case, I think it would be a better idea for me to collect a finder's fee from the landlord as for providing him with a tenant. The lady is willing to sign up to a 3 year lease, but wasn't planning on ownership. So if someone knows of a good Finder's Fee contract for this situation or knows of a good strategy I could use, it would be greatly appreciated.

Can I Cancel a Contractor's Contract, Need help asap!

I signed a contract with a contractor to upgrade whole plumbing system for $13K, however, I realized that I underestimated our funds to pay the contractor in full. The payment is paid within 12 months. This Feb is supposed to be the first draw. My question is..there was no termination for convenience in the contract...can I still cancel without breach of contract? The contractor is now threatening to file a mechanic's lien against the property for the full amount. What do I do? Please help!

Real Estate Agents

Can someone please tell me how an agent gets paid when I match a buyer and seller? I have sent personal messages to a few successful students and have gotten no responses. With all the people on this site, I feel very alone. I just got done reading Dean's new book and I even found some properties. But, I am just having a hard time putting it all together. I just want to know how an agent gets paid because the agents I have spoken to so far don't feel comfortable giving me any buyers names or properties because they don't feel they will profit. Thank you for taking the time to advise!

- Seller owns property free and clear.
- Seller Wants out & is willing to sell for a big discount.
- I have a signed contract that is assignable for 40k.
- My best comp is 90k in same neighborhood, closed 6 weeks ago. I had to go outside neighborhood for 2 other comps. Both less than 1 mile and closed less than 6 months ago. Average of 3 comps = 78,267 average of sq ft of 3 comps 1401 = 55.87 sq ft x subject property 1324 = $73,975 value. Needs 4K in carpet paint and flooring.
- Has a tenant that is not paying & house is a mess.

Proper Contracts!

Hello everyone Leroy here and I'm new to real estate investing. I'm located in the SC area and I'm looking for someone that can assist me with the proper standard paper work that investors use to bring to the table.(closing) I went to one title company in my area and I was told that the contract that I had couldn't be used, but another title company said that I could use it with them long as it's a cash deal only. I only had one contract and that was the ''Investors Disclosure Statement and Seller's Acknowledgement'' attach with a ''Agreement to Purchase'' I know it's more paper work that I would need for investors that would work in SC or work in all 50 states, if someone could please assist me with this info I will greatly appreciate it.
