Made my first official offer!

hey DG family. I just wanted to tell you all that yesterday made my first official offer!(: The seller didnt accept my offers, because he REALLY wants his asking price since hes moving out of state. After we talked i gave him and his wife my business card and told him if he cant sell his property or if he changes his mind we are here for him. You just never know if he ends up calling back....

Even though we didnt get this property under contract..... I did it! I was REALLY nervous driving to their house and feeling sick all the way there lol. Meeting with the sellers and actually presenting him two offers gave me A LOT of confidence. I can feel my first deal just around the corner.

Found someone looking to Rent

So I have someone who contacted me about finding a home to rent for about 1K a month looking for a 3/2/2

I don't really know what I can do for the, if anything. I asked my Real Estate agent to send me a list of properties surrounding the area around that price range. Can I help this person and get paid? Like a Wholesale? Or is this only by selling them a home?

im just starting out today and was wondering where do i go and what to start with?

dont have no money and bad credit but wanna start making money.

what do you think the best strategy is?

lease option with agent.....yes

i talked to an agent and she has a couple of sellers who want to do a lease option. so i would want to assign the deal over to a tenant/buyer. so do i do the paperwork for myself as the tenant/buyer then assign it to the tenant/buyer that i find like an fsbo? or is it done differently with an agent?

second question on Matt's advice?

When Matt is explaining the process of assigning on pg 166 of Dean's book, "Profit from Real estate Now," Dean says that Matt has followed his strategies to a "T" but has tweaked and improved upon them. What I want to know is in Matt's system, does he still use all Dean's four forms? I think he is saying he uses just the contract( purchase agreement) with an or assigns and does not need tell your intentions using the Investor disclosure statement. Is this right? Just wondering if I am understanding this right. Also do we still need to use the Discharge of Agreement to Purchase statement? Does the lawyer handle this or do I have this to give to lawyer? Thanks

Assigning Contracts and Matt's advice?

I have a question on assigning contracts and it is Matt Larson's advice. On page 166 of Profit from Real Estate Now! Matt tells you to 1) find your buyers 2) LOCK UP for sale by owners cause their easiest 3) Get a real estate attorney not a title company for closing. Ok question #1 is When do you use the title company to clear the title, or does the attorney handle that?

Second question is #4 Matt says to help your new buyer to run his due diligence checklist. The buyer needs to have the property inspected, get insurance ready, etc. What falls under etc? Thanks, Tammy

Not a real productive day!

I had 2 handymen lined up to look at the house I have under contract. One was supposed to be there at 3:00 and the 2nd one at 4:00. Another was supposed to call and let me know if and when he could come today. Well I was there at 3:00 and opened the door and waited... and waited...and waited. At 3:30, I left and went to Wally World (which was just a couple blocks away)just to cool off. Then I went back at 3:55 and waited.. and waited.. and waited.. and the 2nd guy didn't show up. I had forgot to bring my notes with their phone numbers so I couldn't call either of them.. Neither of them bothered to call me!! The third guy called and said he was on a roof and would not be able to come today but maybe tomorrow.. He'll call.

I CAN'T BELIEVE WHAT THIS ATTORNEY TOLD ME!!!!

Today I got a call back from a well known real estate attorney here in Anderson, SC. I had called yesterday and spoke with his secretary and asked if he did assignments of real estate contracts. She said she thought he did, but wanted me to talk to him. So when he called he wanted to know the details. I told him I had a property under contract that I was not going to fix up, but wanted to assign it to someone else. He asked if I would get paid and I told him that I would get a fee for the assignment. He immediately told me that was flipping and it was illegal and he wanted no part of it!!! WHAT???? I couldn't believe what I was hearing... Attorneys here are so clueless!!

My first potential wholesale deal!

I have a seller extremely motivated to sell. Now here is my problem, I don't know what forms to use because he is in Ny and I'm in Pa. Can anyone help me and guide me on which forms and what steps to take next?
