Assigning Contracts and Matt's advice?

I have a question on assigning contracts and it is Matt Larson's advice. On page 166 of Profit from Real Estate Now! Matt tells you to 1) find your buyers 2) LOCK UP for sale by owners cause their easiest 3) Get a real estate attorney not a title company for closing. Ok question #1 is When do you use the title company to clear the title, or does the attorney handle that?

Second question is #4 Matt says to help your new buyer to run his due diligence checklist. The buyer needs to have the property inspected, get insurance ready, etc. What falls under etc? Thanks, Tammy

Hi Tammy Title Company clears Title before buyer buys and closes, and # 2 is anything the buyer needs to do to buy and close on property to his or she ownership( loan, down payment, inspection of property, insurance and what ever else is need to become owner of property so the closing will run to completion with out any interruptions, Jim

Answers to your questions...

Depending on your state, any or all of the following businesses can pull and check title for you: 1) RE attorneys, 2) title offices, 3) closing/escrow offices, or 4) title insurance companies. Depending on your town, these services and people may be under the same roof together, or they could all be seperate. The laws of your state will determine which of the 4 above can clear title for you, and every state is different.

As far as your buyer's "etc.," make sure they: have/can afford homeowner's insurance, get a mortgage if they're not buying ca$h, be flexible and ready to adjust your price or terms based on what they qualify for, pulled credit report (or had someone do that for you), apply for any government assistance towards buying a house, etc., etc. Hope this helps...
