power of attorney form

i need to know where to get a power of attorney form. The one in our student resources reads"limited power of attorney.It do not give me the power to sale the property if i am reading it right.I hope i am putting this request in the proper site.I am still a newbie trying to learn the sites we have for help. Cover letters

Dear DGers,

I've been contacting homeowners and ad posters regarding thier ads on buying thier homes. As yet the responses have been "spotty". Question; does anyone have a copy of an effective cover letter I can use for my initial contact? I'll paitiently wait for your replies, thank you.

how to wholesale from a wholesaler

i have a wholesaler who has a property i may be able to wholesale. my question is since wholesaling is transparent how do i structure a deal to my end buyer?
do i do a back to back close? do i enter into a deal with the wholesaler (my seller) to increase the sales price to my end buyer to cover my fee?
any help would be appreciated. i don't want to upset these buyers. they rehab and sell every 3 months on avg. they do one at a time and actively look for their next project the day their previous project goes to settlement. i hope to increase their aquisitions Smiling.

Working with Another Wholesaler

This is a question for a seasoned investor...

Wholesale Question...need help

I have been talking with a couple who need to sell asap (their family has outgrown their home and they bought property and are ready to build but the bank wants them to sell before they can secure the funds to start building). The house appraised 2 years ago for 70k, since then they have put about 20-30k of work into it. In order to payoff the loan they need 55k. How do I figure out if this is a deal? Does the additional updates they did increase the market value? There are no repairs needed at this point. Zillow, Real View and Realtor.com estimate ARV to be between 80-101k. I've been unsuccessful working with realtors to pull comps so I also worry about my end-buyer (another investor) being turned off by comps from zillow, etc.

Section 8

Hi DG family - This is our first post. We are new to investing and just completed our first deal, a double closing, this past Monday. It was a great experience and we are so excited to be real estate investors.

Yesterday we were able to get two more properties under contract. Both have tenants already in them with great cap rates. Both tenants are Section 8. On one of the properties she listed it as a 1 bedroom just to make the payments work for the tenant even though it is a 2 bedroom property. The lease was just renewed Nov 1 (we close Nov 30).
