Ok so I made the offer on the house 25,000 so please everyone keep your fingers crossed and pray I get it closing would be in 30 days after I have a buyer lined up and im going to offer it to him for 40,000or50,000 it will take 50,000 to fix and then could sell from 220 to 270 Thats a great deal right?

Making offer on Ugly House

How much to charge for assignment fee

Could someone tell me if, 15% finder' fee is to high or to low for the assignment of a contract?

First Contract Assignment

I have made a few posts but no one has answered any of them yet so... I'm trying this avenue. I am going to make an offer today to lock a house up under contract then offer it to an investor Wednesday at an investor meeting. I have a realtor and so does the owner of the house I will be making an offer on. To do an assignment do I need my own contract or do I use my realtors contract and put the and/or assigns next to my name and write in an exit clause (i.e. pending partner's approval)? Also, if it is accepted and my investor also accepts then what next?

In deans book he gives us a purchase agreement to use. This is it:

Do you have to put up a DEPOSIT DOWN to LOCK UP THE DEAL

To anyone that can answer this question for me

Do I have to have a deposit down in order to LOCK UP the property. Because, there are 15 sellers that might be a good potential and I dont have any money to put up right now. What do I do if that happens

Realestate Release

I recently fired a RE for not bringing me offers.They gave me a Unconditinal Termination.now my Question is this dose this void the original listing agrement that states 90 days any one that they showed the house to I still have to pay comission.
