I get a call from REA late in the afternoon asking about POF for a deal for an investor he’s writing a contract for. REO Multi family units in demanding established area for 50% FMV. The buyer has 50% cash of asking. I say no problem, I can get 100% POF asking price, double close to investor at my cost plus $10K. Not a bad deal for 16% cash on cash return monthly.

If I'm telling too much information or not really phrasing it right please let me know. The reason that I give a breakdown near the end of what I was going to do is because the agent is, well, aged. 82 I believe. So anyways please, if I'm doin something wrong tell me!!
After carefully considering options I.ve come about with an offer of $$$$$$
Here is how I came to that amount:
I liked how big the lot actually is but in that area of town it's most definitely going to need some fencing.

November 13th, 2009 | posted by klgrahamso i've spent some time reading over the contracts in the forms and docs, but i can't figure out which one to use to when locking up a buyer to eventually do assignment of contract...the agreement to purchase and the purchase and sale agreement look like they have a lot of similar elements but is one more specifically written for assignments??

I think I am afraid to pull the trigger because I am not confident about deciding on the best exit strategy. I see deals everywhere, but I can't decide what to do if my offer is accepted.
I don't have money or credit and can't afford to get stuck with a property. I'm sure everyone has been where I am.
Help! I'm paralyzed and I don't want to be. I want to move forward and become gainfully unemployed.

I am in a situation where I am unable to even make an offer due to qualifications. If someone in my area is not financially qualified to purchase the home they want to put an offer on, their offer will not be submitted. This is not a law, but rather the way the industry works in this area. I tried this program because I was told I didn't need any money or credit of my own.

November 11th, 2009 | posted by gvd1945i am going to qualify an investor tomorrow he says he pays a bird dog fee of 1000.00 but i dont know how to go about getting paid once i get him what hes looking for can someone tell me how this works i know that assignment of contracts are different so how do i get paid and dont get him his property and i get stiffed. does anyone know how to do this
