Because of past years appraisal frauds in flipping deals many states now require that properties be held for a specific period of time before the property can be sold. I'm not certain but I think that is the case in my state, Maryland.
How are assignment deals and back to back closing any different from flipping? In both of these situations the property is transferring immediately from one owner to the next. How are these methods getting around the "seasoning" requirements legally?
Real Estate Agents and Assignments?
November 8th, 2009 | posted by db_champ24I am new to REI, still looking for that first deal...I decided to do a few assignments first, but am having trouble finding an Agent comfortable doing them with me. Do I NEED an Agent to submitt offers to owners/agents? If I run some comps, check out the property, crunch the numbers, and have an interested buyer; I should be able to close w/out an agent, right? I would hire an attorney to make sure I have everything included in the contract on the legality side, however. Any feedback is appreciated.

Also, should I approach her about the possibility of working together on future investment deals or should I keep the interview to strictly using her services as an attorney?

The property is a .75 acre ith a 1920s farm house in as is condition. There is a local investor in the are that has purchased properties within 2 miles that I would be assigning to, but I would like to lock this one in. Property assessed at 49930 owner asking 28000, waiting on his best cash offer. Can someone look this over and see if I missed something. I want a 60 day turntime and a end buyer contigency so I am not obligated to purchase. I think I got it all.
Offer Asking Realitor for 1% Back at Closing Illegal?

We are meeting with real estate agent tomorrow and hoping for some input and advice before then...
We made an offer on a piece of property and since we are willing to use the listing agent (sellers agent) as our agent (buyers agent) we included in our offer this wording as I have seen Dean mention and others too:
"because we are not bringing in a Realitor on our end you could represent both the sellers and the buyers. With that in mind we would like 1% back from you at closing. "

I am in the Baltimore, Maryland area and what to know if there are any investors in my area because I would like to obtain some resources regarding RE Attorneys. Are there any good ones in the area that anyone would recommend using? Also, what is the price tag with using an attorney? When does the attorney get paid since I'm a newbie and really don't have any money?
I'm also looking for a good realtor and loan officer in my area that could be recommended.

Does anyone have Contracts to share for Lease Options?
October 31st, 2009 | posted by jason kingI have been a member of the DG site for a while now and I have yet to find someone who has shared some great ready to use Lease Option contracts. If there is anyone who can share these documents it would be awesome.
Some Lease Option Investors use three separate contracts, I have just never understood which contracts these are.
