This week they ran an article titled “A New Breed of Real Estate Investor: The Value Investor.” While we can definitely inform them that this is far from a “new” breed, it is timely in that the value real estate investor is returning to the market in greater numbers as things improve.

Finding REO COMPS

I need a little help here. I understand the formula for putting in offers but have a problem knowing how to find the REO COMPS as easily as I do the ARV COMPS.
I also am having a heck of a time getting a realtor or broker on board to make multiple low offers. It was suggested that I go directly to the listing agents to make them. This seems like it would take a lot of time.
Any suggestions?

running numbers on property before seeing property
July 31st, 2013 | posted by arod.2I have heard and read about investors who will not go and look at a property before running the numbers to see if it is worth their wild. I am confused with this, how can you run numbers if you have not physically seen the property to see where you might be able to deduct from the listing price? Is there someone who can explain the process?

A Good Title Company is Important
July 8th, 2013 | posted by RoyVoeksI have a lot of respect for title companies. I have found them to be very reliable through the years. They do a great job of getting the papers ready for closing and getting needed research done. The requirements for a title company are very strict in most states. Because of that there are very few errors committed by title companies.
Most title companies will not rush a deal just to make people happy. They know and understand the need to get things right. Remember this the next time someone blames the title company. Remember, they are simply protecting all involved.

While I am much more optimistic than that about life as an investor, I'd like to share something I learned from a challenging experience with a property. "So, see this scar right here? Let me tell you about the battle I had where I got it."
A few years ago, I bought a triplex from another investor. The price was reasonable, I got seller finance with a minimal down payment--the seller was going through a divorce and said he had to liquidate some properties.
After doing standard due diligence, I felt comfortable I was making a solid purchase. At closing, I had a few questions, but nothing was said that raised any concerns on my part.
