Where to begin?

Hello DG family. I think you may know that I am not just started investing yet but am goin too soon. I recently found a home on realtor.com that I'm interested in but don't know where to start my research. Comps, taxes, foreclosure, etc. I've also noticed that there are quite a few homes in this area that are also VERY cheap. Why? I've never even thought to look at 1 bed homes which to my surprise is what this home is. Could this be a reason? Where can I go to find out some of this info. I tried some of the sites listed in BARM but I feel like I'm just getting a runaround or do I need to give in and pay the fee to join one?

DG advice from Books

If your county has a website with a county gis map, that is an AWESOME tool. You can view different parts of your county to determine land and property values. It sure beats driving around all day just to find what the property is worth. You can even view the 'propery card' which is a sheet of all the 'grantors' and 'grantees'. A grantor is the mortage owner and a grantee is a mortage payer (they pay the mortage owner). A county website will also have a section for previous sales price, tax values, and pertient owner information. One county site even has comp sales for different parts of the county in a given time frame. You can learn alot just by viewing the maps.

Probate Research

Question so I have found out that I can do Probate research online for my city court system. I can look up by case filing date for the Estate. Question is the person that I need to contact the Fiduciary??

That is the way they have it listed out. The person that died, date filed, attorney, and Fiduciary...

If I click on their name it gives the current address. Just trying to make sure that this would be the person I would need to send a letter too...

Question

Before I ask A Banker,or a mortgage broker. i wanted to
ask the big ?!at the DG site. Here it is.I been looking at Hud,and Gov't owned Homes. Do the entities mentioned cure any liens on the properties ? If,so which ones,all liens,or certain ones?

PA Law

PA Law requires hand money be put down for a purchase agreement.

When I told a Realtor, not MY Realtor, that I would be willing to accept a banks offer IF they would accept my term of not having the hand money due until closing, the Realtor just said

"It is law in Pa that you do not have a sales agreement for a home without hand money."

I know that... but I wanted the money due at closing.. I'm not saying there WON'T be any hand money.. just stating when it will be due... Can I do this?

Cash Closing

If we are doing a cash sale--do we need an attorney every time--or can you use a title company? I have heard talk of using one with a double closing and was wondering a "cheaper" way of getting out of so many attorney fees with a cash closing.

I am always looking up Pre-foreclosures in my state of Massachusetts and I started with the website Foreclosures.com. This is a good website and the most recommended out of most.

After using Foreclosure.com for a while I started looking up deeds and mortgages on Salemdeeds.com and I soon discovered that I can find all of the Pre-foreclosure in my area just my using this Salemdeeds.com website. So why should I pay $35.00 per month.
