Hi all, are there any California investors out there that could help a newbie with property info search? I'm looking at the courthouse records, and keep getting the message that the info is "Protected per CA. Govt. Code Sect. 6254.21", no matter how I try the search. How can I start finding out property owners and their addresses in California?

September 15th, 2010 | posted by JoeOhIs this a reliable number? The house is located on Chamberlain drive in Cincinnati. There are a couple of solds for empty land at about 4k each but no close sales for existing houses in that area.
The seller wants 15k for the house and it does need some work. If the house is really worth close to 51k then I'll offer 11k and make 2-3k on a wholesale to see where they are at.

zillow has no sales data for house in indiana
September 14th, 2010 | posted by JoeOhI can find the street in zillow maps, but there is no info on the z-estimate on the property or the other houses around them. The house is in Bright city (a bit north of Lawrenceburg where the Argosy casino is) and the street name is Mountain Meadows ct.
I need to see what this house's value is asap. The person called me this morning and he says he can't afford the payments and needs to move asap. If the numbers are good I'll offer a debt relief plan.

September 14th, 2010 | posted by JJDAfter the Final Sale and Title Search / Transfer to the new buyers this past 9/08/2010 we were quite surprised that Title Companies along with certain other utility companies have started to implement the Fingerprint Digital Signature technology when signing,transfering and accepting pertinent documentation. Just an FYI for all you investors that like to stay abreast of day-to-day changes in REI.

Finding vacant homeowners
September 9th, 2010 | posted by dviscoI am sending postcards to expired listings and pre-foreclosures. I'm getting many back these days that are vacant. While I know this is a good thing, I'm looking for some creative ways to track these people down at no cost. To date, I've found going to the assessors office useless. Thanks for your help.

I have contacted the county clerk office, local newspapers, scoured local papers and have yet to find notice to creditor listing. The property was built in 2000, needs no repairs, willing to owner finance, and VERY well taken care of. I'm pretty sure 35K is a decent asking price the motivated seller is asking for. But I cannot find any comps online, and the online home estimate websites like eppraisals.com can't find the property either. Does anyone have any suggestions on the matter? I'd hate to loose this deal because of this.

Analysis Mistakes
August 10th, 2010 | posted by chrissmith63I searched for my address in totalviewrealestate, zillow and another site. I found that the information is incorrect. It showed 3 bedrooms instead of the original 5 (there were never any additions added, all bedrooms were there when it was originally built - I bought from the owner/builder) and the square footage is way off by 1,000 feet, which changes the value of the home. How do I have this corrected? I looked on the web site itself with no luck and I checked my county records to see if it was correct. Any suggestions will be greatly appreciated.
