Ok ok ok... Can anybody please explain the owner financing strategy? I thought it was basically identical to subject-to, but I see it can get a bit more complex when the owner creates an interest rate. Can someone plae break down owner financing? Much appreciation.

property has a lien.

i am planning on wholesaling this property. I am planning on locking it down today this afternoon, and assign it to an end buyer for 2,000. I went to see the property and I was not sure how much the repair values might be so I called in a floor guy and a contractor to get an estamate, but then the seller told me that the property has a lien on the home. The property was owned by her mother, but went to nursing home five years ago. She passed away three years ago, but since the state had to pay for her mother to stay in the nursing, she is now stuck with paying the debt under this property. She is selling it for 35,000, which is more than what she owes.

Advice on Realtors and the 25/1 Strategy

So I've talked to this realtor today and explained to him what i want done with the 25/1 strategy and he was all for it. However, he is suggesting that I have proof of funds to show the sellers or my offers would be dead from the beginning. So basically he is telling me that he won't submit a offer unless he has proof of funds with ever last one of them. Has anyone else came across this problem? Is this usually how it is or do i need to continue to search for the right realtor who understands and don't care about proof of funds.I mean i don't know to many buyers who would put up proof of funds if they don't know if they are getting the property are not. Any advice would be greatly appreciated!

Pre-Foreclosure Owner Qualification

Hi everybody,

I have found some potentially great deals which are pre-foreclosures with small amounts of defaults and large FMV. I need to "qualify" the present owners (e.g. are they going through a divorce, being laid off etc.), but do not know how to get this call started and all key questions to ask.

Does anyone have script, sample set of questions, sample objections, any hostile rebuttals etc.

I am just out of the three day training, am very green and VERY excited.

Now my agent is asking for proof of founds.

New Wholesaler .. Looking for an Agent.

When calling agencies do I ask or look for an agent that wants to work with a newbie wholesaler? Leave the newbie part out and act like an experienced pro? Or do I just look for an agent and leave the wholesaling part out? please help Im ready to get started!!
