OWNER FINANCING

Ok ok ok... Can someone please run down how the owner financing strategy works, please? I thought it was like subject-to, but apparently it's more complexed once the owner makes up an interest rate. Can someone please break it down for us newbies so it can forever be broken? Much appreciation.
