Hello. I was wondering how current the information is on the forclosure alert system? I have found a property and it says it was going to go to auction last month. Why is it still listed? COuld it still be available?

Just received an email!

So I just received and email that says I want to sell all of my houses and I guarantee at my prices you will want to buy at least 4. So I emailed him back and sayed ok what do you have? He emailed the list!! He has 350 properties in 15 states.

I looked down the list and they seem like they are tax foreclosures or something. They range in price from 4,800 to 11,800. 350 for a price of $2,347,000.00

I like 7 that are in my area for a total of 61,100 with an assesed value of 371,720. If I only had 61,100 cash this could be a great deal!!

Time to find an investor!! lol

Really Really Nervous

I Posted About A Foreclosure Of A Duplex And I Believe That It Is Bank Owned Because The Sign Has The Number To Call About It And Also Says Will Help With Financing... But I Am Really Nervous About Calling Because I Dont Know What To Ask Im Still Kinda Nervous About Messing Up... I Know Its A Good Property Because The Apartment Im In Is The Exact Same Set Up Needs Minor Work I Dont Really Know The Square Footage...I Could Move In On The 1st Floor And Rent Out The Second Floor All While Fixing It Up... Both Apartments Have 2 Bath And 3 Br Each...

pre-foreclosures

high all.iam not that good at spelling,but will give it a shot...when a house is in a pre-foreclosure.is this the time to go talk to the owner? do i do reserch on the house frist?

Sample letter for pre-foreclosures

Does anybody send letters to pre-foreclosure addresses? If so can you provide a sample letter?

What If?

Lets say I find a deal on a property, What can I do make sure I have a way out if I cant find an investor? Does the purchase agreement in the forms and docs section have the "escape" clause? Just curious as to what I can do to get out if I cant find an investor.

REALTORS ARE DRIVING ME CRAZY

I don't know what these "realtors" out here in Phoenix are smoking but they all seem to think the only way to buy a house is to go through a bank - hard money and private money is a total mystery to them. So when I see a nice new REO fix up property on the MLS for under 100k that I want to Lease Option out - I get the same run around. Some lady talking way to loud into the phone, trying to push me around all kind of ways and only focused on one thing - how she's gonna get payed.

Pre-Foreclosure information?

I went to our local court house on Friday and they directed me to our county building and the recorder. I asked her for a list of people who were behind on their mortgages or notes and she said the only thing she could give me were the lists of bank auctions on foreclosure????????????? And this list was very basic and needed lots of research!

I thought they could give you a list of all people who were a few months behind so that we could approach these people and try to help them out of a difficult situation.
