I Posted About A Foreclosure Of A Duplex And I Believe That It Is Bank Owned Because The Sign Has The Number To Call About It And Also Says Will Help With Financing... But I Am Really Nervous About Calling Because I Dont Know What To Ask Im Still Kinda Nervous About Messing Up... I Know Its A Good Property Because The Apartment Im In Is The Exact Same Set Up Needs Minor Work I Dont Really Know The Square Footage...I Could Move In On The 1st Floor And Rent Out The Second Floor All While Fixing It Up... Both Apartments Have 2 Bath And 3 Br Each... Very Nice Size Rooms Long Hallways Just Needs A Little Work Which Im Sure They Could Finance Me So I Can Get Money Back At Closing...

Don't be scared or nervous about calling the bank. They want someone to purchase the building. Banks aren't in the business of buying and holding real estate. Just call the bank and ask them about the property. If it's a good price and you're interested, ask them what type of financing they can do for you. You have to be confident. They can't eat you, buddy.
Calling anyone is very nerve racking, whether it's a bank or a homeowner. Just say you're calling to inquire about a property, give the address and then ask what's the situation on this property? Who do you need to speak to regarding the property? Let them tell you as much information as they can first, then ask the pertinent questions if they haven't already told you. It might just be a recorded message. Remember that they are going to want to know if you're pre-qualified or can prove you have the funds to purchase it. You need to have that information. The reason the sign is out there is to get people to call on the property. Just as metioned above, let them know you saw a property listed for sale and wanted some information, list price, sq footage ect. If it still sounds good, set up an appointment to go look at the property. This is a learning process and the best way to learn is to do.

I know exactly how you feel. I have to call the bank tomorrow to try & help a friend who's losing their house. I have no idea what to say either. I'll make my list of questions, but I'm sure I'll be coming up with more while I'm on the phone.
Like eroberts said, it's a learning process. With each new thing you do, you grow. You know how it is, the first time you do anything is the hardest. Once you take that first step (which you have, and it's something you can be proud of !!), you just keep moving forward!

Hey Jeysen, I am from upstate NY also, Herkimer area to be exact, so we are neighbors I think. Being scared is good, and making mistakes is good also, that is how you learn.
