Through my "endless hours" of searching the web I have come upon a really great letter to send to homeowners who are facing forclosure:

Dear Mr. Jones,

As you should already know, your mortgage lender has just filed a lawsuit to foreclose on your mortgage loan.

This means that if, for whatever reason, you cannot bring your loan payment current before the scheduled forclosure sale date, your house will be sold at a public auction sale to the highest bidder, and you will be evicted by the new owner.

When assigning a property do you pay for the inspection? Is there a way of getting around this because I am just looking to wholesale right now and have more time than money?
