Through my "endless hours" of searching the web I have come upon a really great letter to send to homeowners who are facing forclosure:
Dear Mr. Jones,
As you should already know, your mortgage lender has just filed a lawsuit to foreclose on your mortgage loan.
This means that if, for whatever reason, you cannot bring your loan payment current before the scheduled forclosure sale date, your house will be sold at a public auction sale to the highest bidder, and you will be evicted by the new owner.
If your house is sold this way, you will get absolutely nothing form the sale. The bank holding your mortgage only cares about getting back the money that you owe them. They do not care about what you get.
You could put your house on the market and try to sell it yourself. Or, you could take your chances and list it with a Real Estate Broker/Agent. However, right now it takes about 6 months or more to sell a home.

Of course, edit this to suit your needs, and ALWAYS make sure that you state that you CAN and not WILL.....
If you say you "will" this is a guarantee, whereas "can" only means it is possible, but, not a promise.

Madison, what a coinsidence, i use that exact letter(modified of course), Thomas Lucier wrote that letter along with 5 others that i also use, I've also read some of his books also, he's another RE Genius(along with Dean), Thats an excellent letter to send to people in Pre-Foreclosure, I only wish Dean had a series of Pre-Foreclosure Letters to use as a Basis, Good Job, Madison, SULLY

To be perfectly honest with you, I have sent out numerious mass mailings to homeowners in pre-foreclosure and recieved NOT 1 response, not even an Unmotivated seller, NOT 1. So, I'm Not sure if it's the letter or if it's because it's still to early in the process and their still in denial or what, but i will tell you this, i am trying a different letter or post card, not sure which one yet. Just because it didn't work for me for whatever reason dosen't mean that it won't work for you, try it, see what results you get, keep me posted, i'm curious how it will perform for you, SULLY

I think the home owners are probably in denial. It's kinda like when you receive a "bill" in the mail, if you don't open it, it does not exist.
Not so smart thinking, but, that's what people do. I know, I have done it. Dumb, Dumb, Dumb. I have even gone through foreclosure!!!
It wasn't too fun when the Sherriff came by with a moving crew and truck to remove all of my belongings, change the locks on my doors etc..., meanwhile, I was crying on my or should I say bank's doorstep, thinking, I am homeless with 4 children and no where to put my "things".
Yes, I was in denial! Hopefully if I personalize the letter with my own experience of forclosure (which believe me is very traumatic), maybe people would be more apt to respond. I think if I had received the same type of correspondence with it personalized, I just may of made that phone call. I am not sure, but, it might of pursueded me.
Maybe...Maybe not, but it's worth a try!
