Land Gains tax
November 3rd, 2008 | posted by BMiller81So I got in contact with a Real Estate attorney today and we talked for a bit about a few things and one of the things that came up was the state's land gains tax which means that if I buy a property and want to re-assign to another investor I would get charged a land gains tax. This is the states way of discuraging investors. In my target area the land gain tax is .35%
They said if I wasnt making it my residence or the investor wasnt making it a residence. How stupid.

THATS THE LINK ABOVE. IS IT WORTH IT? I TRIED OTHER SITES LIKE FORECLOSURE.COM AND I PRINTED OUT ALL THESE FORECLOSURES IN MY AREA. I THOUGHT I WAS ONTO SOMETHING. I CALLED THE # FOR THE CONTACT INFO AND I FOUND OUT THE PROPERTY WAS OFF THE MARKET FOR 1 1/2 YEARS! THESE SITES ARE WORTHLESS. ONLY ONE I LIKE IS *sitexyz*
Can you send a Renter to Collection Agencies?
October 31st, 2008 | posted by jjensenNot necessarilly. You will usually find that you can get a judgment against renters in small claims court and if they still don't pay they can get a garnishment of their wages then that can be sent to a collection agency.
