Does having your real estate license restrict or disturb your investment possibilities?

I woud like to know how and if having a real estate license restricts your investment possibilities.I heard so many different things about this, and I dont know what to believe or how accurate the info is that I have received. So can someone help to clarify this issue for me. Thanks DG FAM...

Can you negotiate a deal to buy a home in preforeclosure that has an agent marketing it for personal use?

I just would like to know if its possible to pitch low offers on a home in preforeclosure, but has an agent markering it. This home will be purchased for personal living. If this can be done, how would I go about negotiations with the owner? I know an agent would probably stink that up. This agent can represent me too. Some body talk to me. PLEASE....Nice house good condition, would definitely be a steal if I can get it.

Pre-Foreclosure Letter

Can anyone send me a copy of their "pre-foreclosure" letter(s) as samples? I am in the process of making multiple offers on "pre-foreclosure" properties, however, I would like to send the owner(s) letters, prior to any live contact. I need these letters ASAP!!! Thanks so FAM.... U are the greatest!!!

Oh, I forgot... can u send me sample copies of "short sale" letters to the banks as well. I have several of these I want to make offers on ... Thanks again.

What to Offer

I have come to my own conclusions as to what I will offer for a property in the current market cycle.

When I research a property that I want to possibly make an offer on try to figure out what the comps are for the area before I even go to see it.

Buy and Hold ? Yes at least for now.

I just recently met an Investor of 30 years at the local REI club. His philosophy is "buy and hold". I asked him how many properties he is holding and his reply was "about 150". He told me that as long as it "cash flows" he keeps it. I know that cashing out from time to time frees up equity capital, but when you have the volume of properties that this man has....it's like $30-40K per month CASHFLOW. So we have to ask ourselves.....buy and flip? Hold. Which strategy is best?

BACK TAXES

Always use the county records to check up on properties and their tax status. I always seem to know more than my broker about the tax issues of a given property. A house I just put an offer on has 18K in back taxes......I added to my addendum that seller pays ALL of that. Just be aware that there are tools that you should get used to using to help you evaluate the status and value of a given property.

Just Do it.

For those wondering if It can be done.....IT CAN. I started in REI the first week of Jan. I am THIS CLOSE to having 4 houses in escrow SIMULTANEOUSLY. I don't know what I am going to do other than continue working hard to find deals EVERY DAY. Don't be afraid to take on a deal if it makes sense. Use Hard Money if you have to. Make it happen. I never dreamed that this could happen to me so quickly. But it's NOT a dream. It's determination + Action that have made this happen.

What are the requirements to doing an assignment deal?

Just gotta know for sure, because I don't think I'm properly equiped yet to do one on my own. So if any of you guys could throw a few of the main things of an assignment deal at me, then that'll be great! Thanks.

Beginner's questions on assigning REOs

I'm a begginer and I'm as scared as heck! I've looked through the posts and can't seem to find answers to my questions so any advice would help. I've found over 100 REO properties I want to make offers on, but I'm not sure how to start or followup. Here are my Qs:

1. How do I actually make an offer? Do I just submit a contract with the dollar figure I'm offering or is there a form for that?
2. When assigning a contract do I pay for an inspection of the property or do I let the buyer do that?
