Hi guys!
I have about 20 bids I want to submit today for properties that have alot of equity in them. However, I have no buyers list, no contacts. Should I try and sell them to webuyuglyhouses.com or something?
I am afraid to commit to this without being backed by a buyer's list. Any suggestions?
I need to flip or assign within 30 days.
I know this sounds like a redundant question, but I did craigslist adds and no responses. I don't want it to slow me down.

Keep looking for buyers, you could have a 100 properties under contract but no good if there is no one to sell them to.
This is something I posted before.
On CraigsList (www.craigslist.org) go to the SERVICES section, not the housing section, and then click on the REAL ESTATE section. Those are the postings that you are looking for. I found a HML there the first time I looked.
Act fast though, the messages there expire after 7 days.
I know that Rina posted an ad that brought buyers to her a while ago and I think that it is still working for her. Maybe if she sees this she will re post her ad here or tell you which forum topic it is listed in, I forget.

Actually there is something I learned since I posted that, also in the SERVICES section also look under the FINANCIAL link.
I have a hard time keeping up with reading all the new posts lately so sorry if I miss anyone. I happened to see this though.
Yes, I had GREAT response to that ad. The only thing wa they were mostly lease/option buyers, so not a good source to flip to right away. I actually have 2 ads in right now for a house I'm closing on tomorrow and I'm having very good response to those.
I have yet to find investors in my area to wholesale to, only one so far and he only can handle one rehab at a time (very few and very finicky locals that like to "find" their own" and are pretty much my competition. workin' on them, though!)
BUT, like I said I'm having a good response to my new ads. Of course, they are for a particular house in a particluar area.
Yuri, can you run a "ghost" ad for one or more of the houses you want to bid on? Have you already contacted your realtor about what is selling best right now? Make sure you are offering on those.
Here, I'll give you one of my ad examples. It doesn't give a lot of the details, but indicates the neighborhood. I do not have the property address listed because I do not own it yet, so you could use this with particular areas (each with a different e-mail) to see what responses you get and start to create a buyers list for those areas. Sound good??

No, I did not get the book. I am tired of waiting so I am trying to get a move on before I get it. I found a realtor who sounds really good and knowledgeable. She sent me listings of the houses and out of 75 she sent me I like 20 (location, price, etc). I want to start bidding on them, but I do not want to get all 20 obviously. I want to get one and flip it for 10K profit so I can pay off the CC I used for tuition at the academy.

Remember to keep your ads updated.Switch around the wording so you can keep your ads going.The ad gets bumped so fast in one day that you have to stay on it. I found that it all depends when that one buyer happens to be on the computer and clicks your ad.I'm going to the REDC auction tomarrow hoping to pick up more buyers.

Do you have good luck picking up buyers at those auctions? We have one here this weekend and were deciding if we should go or not. What do you think? We are looking for another way to find buyers. CL is flooded here so it is a little bit slow for us but we are hanging in there because we have gotten some leads from it.
