Oil Contamination
April 22nd, 2009 | posted by rdsamI was interested in an REO that has been on the market since August 2008. The FMV is around $350,000. It is listed for $281,200. Today my realtor called me saying that there is oil contamination from the prior removal of a tank. They have done the testing, but the bank has not agreed to pay for it. I guess this is the reason why it hasn’t sold yet. The listing agent claims there are 20 offers on the table.
Before I knew about the oil contamination, I was planning on making a low-ball offer of $200,000.
1. Should I make a LOWER offer than that or STAY AWAY from it completely?

Note: Home is abandoned since 2007. Owner has no interest in home.
Please help. Can we make an offer still? Or short sale?

Buying fixer rentals
April 22nd, 2009 | posted by mxrider131I'm trying to get a handful of properties here in California while they are att a great price so i can rent them out and sell them at a later date. Price range I'm looking for is between 100k - 150k. But unfortunatly theres no trust in the financial side anymore and I'm being told you have to have 25% down to buy an investment property no matter what and i just cant afford that. I have excellent credit (788) and was wondering if you guys knew anyway around this where i can get a couple properties at 5 - 10% down or maybe get a loan for the whole thing from a private lender.
Anyone in need of a blank addendum form for California?

April 21st, 2009 | posted by taylormadeincIm a newbie and i just got a call from a guy with a two family duplex. his asking price is $287,000, but i did my research and found out that its worth between $231,000 and $276,000. the equity in the house is $118,000. i am thinking about offering some were between $242,00 to $250,000 is that too low? please help i want to make an offer by tommorow. THANKS GUYS!!!

Newbie Here....Question for the experienced
April 21st, 2009 | posted by KariNmikeJust ordered the books. I am researching this site like mad. We found a home last month abandoned. We are NOT after a million dollars, we just want this home for OUR use. After checking into the home, it was a pre-forclosure. We contacted the lender and they would NOT do any offer until after the auction THIS THURSDAY. The homeowner filed bankruptcy. The home had a first & second mortgage plus secured a car. These loans should wipe out after the auction. We know the balance on the first is mortgage 66K. We will attend the auction on Thursday but, not bid on loan payoff.
