Question about LOCATION, LOCATION, LOCATION

I have almost finished reading my books and I am SERIOUSLY CONSIDERING joining the academy. BEFORE I make my decision, I want some input from people actually buying/selling props in small rural communities.

Are any of you in small rural areas?
My "country" community is small (under 6,000), very rural, income under 24K per year, many people under poverty line.
WE are fortunate with employment but, many here are not. We do not have big fancy businesses or factories.

What do you do when 27 offers get rejected? You keep submitting right? After my last 27 offers got rejected, I figured I need to step up my game.

Did anyone ever hear of "Negotiators"?

Hey everyone:
I have learned something new today. Apparently that when you try and do a short sale, there are companies that call themselves "negotiators" that tyr to come into the mix. What they do is take your offer and go to the bank and "fight" for them to accept it. They have a nominal fee from you, but they also get paid by the bank as well. Usually they get about 3-4K per deal with maybe about 500-800 coming out of your pocket.

Putting an investment property in your business name

Does anyone know how to put an investment property in the name of your business even if you purchase the property with personal funds? I was talking with an investor yesterday who had this question for me. I figured it would eb an easy process if you used business funds, but I didn't know how the process worked if you used your persoanl financing to purchase the property.

Tracking Down Property Owners

I had a doctors appointment today and decided to drive a different route on the way home. I ended up cutting through a nice subdivision and found two vacant homes, side by side, that looks as if they were abandoned by the builders and have never been occupied.

The first house looks as if it is completed, the yard had been sodded, but the grass is high and looks untended. There is a nice iron fence around the front and the gate is open.

Yeah!!! Last Monday I closed on my 3rd property! It is actually my 6th unit since my first two were a duplex and triplex. This is my first single family and it looks like my property manager's, who are doing a lot of the work, are slated to finish everything in the next few days. I may even have tenants lined up before they are finished.

Putting offers with assignment clause, what is the proper way of doing it

Hey guys:
I need some advice. I have asked my real estate agent to start putting offers on the houses. She asked me if I want something specific or specific wording to be in those offers. So my question for those who have done offers with hopes of assigning them -- what special wording or claws should I put in there in order to be able to walk away from the deal if I don't find an end buyer?

What exactly is 'Seller carryback Financing?'

I understand the seller is suppose to hold a mortgage or lien or something but exactly how is the seller suppose to benefit from this kind of strategy?
