Best We Buy Houses Websites

I'm currently awaiting word, on 16 properties plus in the Illinois/Indiana Region. I have done multiple searches on the internet, for 'We Buy Houses'. So far, I have not heard back from ANY of them. These homes are all 3+ bdrm, 1500+ sq ft, good area, etc.. Are we going about this the wrong way?

Offersubmission.com

This is what I read in RE News I read every morning. This was published yesterday on DSNews.com Apparently, they are making it easier for RE Agents to submit thier offers on REOs for review.

Southfield, Michigan's Woodward Asset Capital, LLC has announced the launch of OfferSubmission.com, a proprietary web-based software program that allows mortgage asset owners to control the REO disposition process, while providing transparency for real estate agents and institutional sellers.

HELP! REO question ~ we are buying w/cash - want to refie for equity. Ideas on lenders

We have placed 5 offers in for cash sales of bank owned prop. at 40-60% below FMV. Investor is a foundation that wants to make a decent ROI (10-30%) my plan is to pull out the equity, based on a 80% to value loan, pay investor, handyman, cash in pocket and lease with an option to buy. Mortgage Broker is telling me that banks won't lend unless you have owned for 6 mths to a year...Correct? any insight on who is lending this way? I know it can be done ~

Simple Things You Need to Know When Working with Distressed Sellers

In an article found at http://realtytimes.com/rtpages/20090402_simpleknow.htm the following advice is found:
1. We got into this mess because: bad lending decisions were made, people were greedy, we used our houses as piggy-banks, we spent more than we made and there was the perfect-storm brewing elsewhere in the world.
2. 2.5M foreclosures 2008 and perhaps 3M 2009
3. Short Sale: Outstanding lien(s) on the property equals more than the sale value of the home. REO or Asset Recovery: A property taken back by the lien holder(s) through a foreclosure and owned by bank.

Just Finished Reading Dean's Book...Can this work for us?

Hello Everybody!

I just finished reading Dean's latest book. I'll be honest, I'm scared out of my mind about taking the first step. Although everything I read makes sense, I just can't believe real estate investing could work for someone in our situation. I'm sure you guys have heard this time and time again....I hope you don't mind another newbie.

I'm hoping to hear back from some of you who may have had a similar financial situation or obstacles as my husband and I. I hope you can share some of your specific experiences and how you overcame some of these obstacles....

Is there anyway to get around FHA seasoning?

I have a property to purchase on a short sale, but the end buyer that my real estate agent has to purchase the property is funded by FHA and FHA has 90 day seasoning of title. Can a Land Trust be used in this instance, so that there are no title seasoning issues? I have read that Land Trusts do not break the Chain Of Title, so there is no seasoning issue with title.

I don't even know how to go about using a Land Trust if I had to.
