NEED HELP NOW!!!

Hi i just got an call in that a guy wants to get the addy's for the 2 properties i have for sale....now would i email him the buyers agreement form and sign to cover me and my seller so he cant go around me and take my seller from me or what?....if not the buyers agreement form then what forms do i need him to sign?.....NEED HELP NOW!!!....I DONT HAVE MUCH TIME IF ANY!!!

is there anything i can do with this potential deal???????

OK so i received a call from a bandit sign. the homeowners fiance tried committing suicide in the house and police shot tear gas through every window to stop her. kind of weird but either way they are not living in this house and are 4 payments behind. they also owe 90k on the house roughly what its worth and it needs windows and some light work but is said to be a very nice house. but say they would be up for any strategy that relieves them of the house like take over the payments. is there any potential here ??????????

IS IT?......i just got two properties locked up under contract with a partner and ill lock them up if i get a buyer by next week....(ANYONE WANT TO BUY PROPERTIES IN VEGAS BABY?)....then we will split the profits....then maybe i can move out of where i live at?.....there both bank REO's by the way....im asking for the first one 99,9oo for it and the second one im asking 98,9oo for it!....OH MY GOODNESS!....I CAN'T BELIEVE ITS HAPPENING THIS QUICKLY?...AM I DOING SOMETHING WRONG?????

Wholesale: local or long distance?

I am new to real estate, and live in North Jersey. I want to start wholesaling properties, but am very nervous about taking the first step, and getting it wrong. My question is this: is it better to wholesale out of your area or in your own area? The reason I ask is I've been watching the Edge 2011 and in it Ali Safavi lives in Los Angeles, but all of his deals are in Cleveland. Which in your experience is the best way to approach to get the best results?

Also, if anyone would be interested in partnering with me on a deal or two so I can get my feet wet, I would welcome your knowledge and experience.

Who wants to be my "business partner or spouse" for the EDGE 2012?

I'm looking for someone to split certain expenses with, for the 2012 EDGE Event. I'm hoping to take advantage of the Early Bird Special with someone else who can pay half of that $1795 registration cost.

Between the early bird special and my DG forum discount, I believe admission would come to $1,560, so split between both of us that would be roughly $780 each, not including hotel. Open to sharing a hotel room but that is not a requirement.

found a heck of a deal with at least 50% equity!

hey guys ...im wondering i found this deal and its a fannie mae property ....is there anything i need to say or not say or do or not do?.....im not familiar with them at all....i just want to make sure i dont do anything that might cost me this property!....oh yes ....its got at least 50% equity before i offer a short sale on the property in question!

Finding owner of abandoned property...

Anyone have clues to finding this property owner? This looks like a pre-foreclosure. Checked tax records and wrote a letter to listed owner in another state.

I searched for Proof of Funds but didn't find my answer

Family, yesterday I contacted several realtors per Matt's instruction in "30 Days to Real Estate Cash" via phone and email.

One of the realtors said that he needs a "Proof Of Funds" document from me if purchasing with cash before showing me any properties or pulling any MLS listings.

The short answer is move on to another realtor, and I will, but there has to be an answer other than that.

Is there anything I can say/strategy that I can use
that will make a realtor still want to pull the listings for me regardless of having that document?

I try to keep a Robert Kiyosaki "how can I" not "I can't" mentality.

Thoughts?

HELP! Absentee owner owes more than its worth. Help!

Good afternoon family.

My heating and air service tech owns a home that he's had prior to the recession, now lives in another home, and is renting the older one out.

He owes (hypothetical numbers rounded for ease) $100K on the home but the market value is now $70K.

He's renting it out for $800 but his monthly mortgage is $1K+. The two year rental lease doesn't end until this coming December.

He just wants to sell it for what he owes so that he can walk away from it. It's in great condition.

I've just started gathering my buyers and real estate agents/team.

What can I do to turn this into a deal? Is it possible?
