Realtors and contracts

We have been getting a Realtor to show us homes and send some homes for sale via email and now she wants us to sign a contract. Is this normal or new? Do not think I should be signing a contract and limiting my options.

Hhhhmmmmm.....30 days to real estate cash...

I am a member of Insiders Elite. I have read the book (audio) 30 days to real estate cash...I have followed the steps, exactly as they have been described. I have called the Remax Realtors and have spoken with confidence with regards to being a real estate investor. I have no problem with them providing me with properties....as they come on the market, however.....Not one of them.....out of the 22 that I called was willing to email me a list of cash buyers in the last 60 days. Three....hung up on me. Good thing I have a thick skin.

I cannot be the only one that has had this problem....

What's the answer????

Local Real Estate Investment Clubs in/around NH seacoast?

I'm looking to get back into real estate. I was wondering if anyone knows of some Investers clubs/meetings in the NH/MA seacoast area???

months=$7200/year. $ 7200 year divided into $52,000 investment, (42k for the house & 10k for repairs) returns about 13.8% ROI.

DENVER CHALLENGE TO DEAN AND MATT!

Alright I know this will never happen but I wish Dean and Matt can show me what they would do if they were in my position trying to do a wholesale here in DENVER, CO. It's INSANELY hard to find deals here. Let me just give you a run down on what I've done just in the past month, that's right past MONTH IN JANUARY to find deals and barely have gotten any calls let alone a deal.

1. I hold a 4ft by 2ft sign on busy intersections that says

Just locked up this 2 bed/2 bath/1 car garage house with
1446 sq. ft. living; 1894 sq. ft. under roof. It has an additional family room & screen porch. Would be a great rental
for an Investor. It needs paint, carpet & appliances & would bring $ 700 to 750/month; insurance is about $ 80/month; & property taxes are about $ 65/month.
Zillow values it at around 56K; shows it should sell as a foreclosure around 50K. Original homes like this sell for 51K
to 62K. It is assessed at $ 43,500 for taxes.
We would do a quick flip for Cash at $ 42,500.
That would give you about $ 550/month positive cash flow!
Which should work out to about 15.5% ROI.

in the state of NJ, is there a dry close or wet close?

how about the following states: Connecticut, New York, Pennsylvania, etc....
