Jill & I have competed rehab #80; it was a 2 bedroom, 1.5 bath, 1 car garage with 1142 sq. ft. of living area under central air conditioning. It was a bank foreclosure that was listed at 49,900; then dropped to 44,900 ... after several weeks of back & forth, settled at 30,000. Had a New Roof Install at a cost of 5,500. Updated the kitchen by spraying the existing cabinets & re-glazing the counters because it had nice 16" ceramic tile in the kitchen & laminate in the living & dining rooms. New Appliances, Vanities, Toilets, Paint, inside & out.
Had it for sale at 56,900 & had a cash offer at 52,000.

Multiple Rental Property Question
December 9th, 2014 | posted by joeduenasA question for those who own multiple property. I have acquired and now own about ten rental properties through foreclosure, REOs, short sales. At first I would get a business license and rent each one, and individually keep the books for each one as well. Now that it's getting quite big, should I just get one business license for all of them (e.g. "My Rental Company LLC). It seems like this would be much easier for accounting, write offs, etc.

December 7th, 2014 | posted by waltfabIs there anyone buying properties through foreclosure auctions? In Broward County, FL we have on-line auctions as part of the foreclosure process. I believe most counties have some sort of auction process whether it is silent auction, auctions on the courthouse steps or on-line. If there's anyone out there buying properties at auction, would you give me some insight as to how do start my due diligence before placing a bid? Do you look into properties scheduled weeks in advance? Do you do full title searched on the properties? How do you make sure not to get caught with municipal or contractor liens?
