Lately I have made a lot of offers on REO's using the formulas but may of the coaches here and finding that most of them are getting pasted over for higher offers. Some are even selling for asking or over asking price. Is anyone else having this issue and what are you doing about it.

The seller is motivated and needs to sell.

Now he was asking and needed this property to go because he is paying for two mortgages. He tried to flip it but gave up. Now i saw the problem, and offered a lease to own, where i will pay him to get in and fix up the property. the plan is to lease it and flip it to another investor or rent to own to another handyman taht is almost there with their credit.

Finding the spread from MLS listings if already renovated

I want to make sure of something. Are we not looking at already renovated houses and reselling them for a 3-5k spread or more. It just seems like a lot of the homes in my area have been bought, rehabbed and put back on the market. And also being bought on average of 93 percent of the asking price and even over the asking price. I watched a previous livecast from Matt Larson involving 25:1 and he stated about not being greedy. If homes are selling to most at the asking price, you want to try and get below that for a spread of 3-5k. But what about the rehab to make the numbers work? What about the ARV on those homes? Lately I have decided to think outside the box to fish out these off market deals in my local area by contacting rental ads since there are lots of my competitors going after fsbo.
Here are my questions which I have for ONLY EXPRIENCED RE Investors on DG.com
1) A rental ad which was listed online by realtors, does that count?
In my opinion, I think it counts because when I contact these realtors and tell them if they owner have considered selling it for a cash purchase and the owner yes. I go ahead and put a offer with realtor representing me as a buyer. I know I would be able to get more inspection days. since the property is not already listed on mls
