Need An Experienced Person to Help Me With My Questions In Regards To FINDING DEALS CONTACTING RENTAL AD

Hello good day my fellow DG members,

Lately I have decided to think outside the box to fish out these off market deals in my local area by contacting rental ads since there are lots of my competitors going after fsbo.

Here are my questions which I have for ONLY EXPRIENCED RE Investors on DG.com

1) A rental ad which was listed online by realtors, does that count?

In my opinion, I think it counts because when I contact these realtors and tell them if they owner have considered selling it for a cash purchase and the owner yes. I go ahead and put a offer with realtor representing me as a buyer. I know I would be able to get more inspection days. since the property is not already listed on mls

2) I called a rental ad this afternoon and I realize the person who posted the ad was a property management company. I asked her if the owner have considered selling it for a cash purchase and she told me she will ask t owner and get back to me later this evening. I told her if I buy the property, I will pay her a referral fee to show my appreciation.

Here is my question: When dealing with property managers in this case, how much fee is fair enough to pay them? Is their a percentage?

Usually, the PM will arrange his/her fee with the seller (their client) because the PM will be the one opening up the property to allow viewings and will be negotiating on his/her client's behalf. We attempted to purchase a rental that had a property manager involved. I initially contacted the owner who had it posted as a rental. After the initial contact, he put me in direct contact with the PM, and she began to negotiate for him. We didn't end up getting it, though. Just feel free to ask the PMs how are they compensated in the event you buy one of their client's rentals.
