Offer a clean rental

If the property you rent is clean when the tenant moves in, the chances are very good it will be clean when the tenant moves out.I always go through a rental and clean the carpets and floors, and I make sure the kitchen is spotless with the stove, refrigerator and the sink shiny and clean. I also repaint the walls as necessary. When prospective tenants walk in, I want them to think they are getting a place that's as clean as new. That way hopefully, they'll take pride in living there and will take care of it.

Look for single family homes

Look for single family homes,preferably one less than 25 years old and ideally less than 10 years old, is not apt to have alot of problems. Newer properties have newer plumbing, electrical systems, roofs, appliances,and air-conditioning systems. So there is far less chance that anything expensive will need to be completely replaced.

The Mayonnaise Jar - Take Care of the Important Things First

When things in your life seem almost too much to handle, When 24 hours in a day is not enough; remember the mayonnaise jar and 2 cups of coffee.

A professor stood before his philosophy class and had some items in front of him.

When the class began, wordlessly,
he picked up a very large and empty mayonnaise jar and start to fill it with golf balls.

He then asked the students if the jar was full.
They agreed that it was.

The professor then picked up a box of pebbles and poured it into the jar. He shook the jar lightly.
