Ideas Abound - But Youve Got to Take Action
Whether you are aware of it or not, we are all blessed with any number of wonderful ideas at virtually any given moment. What happens far too often however is that we ponder for a bit about the idea. We may even go as far as to plan a little about what it would take to make it work, yet for whatever reason we never take the most important step...
The step that makes it all happen, that is we don't act on it!
In every case I have studied there is one common factor that allows one person to reach their goals while another is left just reaching. That being that "successful person" allowed himself or herself to be

Mortgage assignments
February 4th, 2011 | posted by liloucuI listened to a webcast this week about mortgage assignments. The buyer pays the sellers mortgage payment in exchange for the deed to a property.
Can this be done without causing the sellers bank to call the mortgage due?
Thanks for any info on this.
5 Things to do Before Putting Your Home on the Market

1. Have a pre-sale home inspection. Be proactive by arranging for a pre-sale home inspection. An inspector will be able to give you a good indication of the trouble areas that will stand out to potential buyers, and you’ll be able to make repairs before open houses begin.
2. Organize and clean. Pare down clutter and pack up your least-used items, such as large blenders and other kitchen tools, out-of-season clothes, toys, and exercise equipment. Store items off-site or in boxes neatly arranged in the garage or basement. Clean the windows, carpets, walls, lighting fixtures, and baseboards to make the house shine.

Capital gains and your home sale

What's the best tax break available to Jane and John Q. Public? If they're homeowners, it's selling their house.
Homeowners already know the many tax breaks that Uncle Sam offers, most notably mortgage interest and property tax deductions. Well, he also has good tax news for home sellers: Most of them won't owe the Internal Revenue Service a single dime.
When you sell your primary residence, you can make up to $250,000 in profit if you're a single owner, twice that if you're married, and not owe any capital gains taxes.

AP analysis: Jobs crisis pushes up economic stress
January 18th, 2011 | posted by dallinnThis article can be found at: http://www.cnbc.com/id/41035400
Higher unemployment and foreclosure rates, especially in South Atlantic and Mountain states, raised the nation's economic stress in November, according to The Associated Press' monthly analysis.
One month after economic stress reached an 18-month low nationally, it rose in three-quarters of the 3,141 counties the AP analyzed and in 39 states. Unemployment and foreclosures edged up in more than two-thirds of the states. Bankruptcies rose in half the states.
Florida, in particular, is struggling. Its recovery has lagged behind those of other states that were also ravaged by the housing bust, such as Arizona and California, because Florida's economy is less diversified.

Make your self talk is positive

Many of you want your life to change. However, sometimes that's as far as it goes.
You desire personal development but don't get motivated towards doing anything to change. Unless your thoughts are put into action, nothing will be achieved.
You may hear yourself make excuses. "I really want to change, but I'm too busy to do anything about it", or, "I probably wont be any good at it anyway, so why bother." Unfortunately it's all too easy to make excuses to not get motivated.

I enjoy Sir Winston Churchill's famous quote, "Success is going from failure to failure without any loss of enthusiasm." This is a shot of reality that reminds me that even though my wildest dreams have me succeeding at everything first time, reality is seldom the same way. I know that I must fight over and over before I can obtain the things I want; and that requires a constant renewal of energy. This quote reminds me that to lose energy and give in to defeat is to turn my back on the success that I am seeking.
