Live a Balanced, Focused Life

Success is never about acquiring what you want in one area of life, but in every area of life. Reminiscent of I Corinthians 13, Ziglar asks audiences to consider the fallacy of one-sided success. Take a moment and ask yourself these questions:

+ If I earn millions of dollars, but destroy my health in the process, is that success?

+ If I become the best in my industry, but neglect my family and friends, is that success?

+ If I acquire great wealth and notoriety, but compromise my integrity and faith to do so, is that success?

The obvious answer to each of these questions is “no.” Success isn’t one-sided. Our achievements aren’t fulfilling when we neglect or destroy our relationships, health or faith.

Studies tell us that only 3% of people in the USA set goals, and they are among the wealthiest people in the nation! Worldwide the percentage is probably lower. Why so low? There are several reasons, but the one that concerns us the most at Ziglar Training Systems is lack of know-how. When we ask people why they don't set goals they often say, "I don't know how."

No matter how busy a person may be, goal setting tips come in handy when you need to set objectives and start planning a short-term strategy or long-term future. Everyone has goals, but defining them clearly and organizing a list of steps for reaching them can be challenging, especially if you work long hours or manage a hectic office or household. Maintaining a Good Attitude in Hard Times

The attitude that you reflect is important to your overall health for a number of reasons, and regardless of the hard times that may arise, maintaining a good attitude can help you make it through in one piece. Is your glass half empty or half full? An optimist looks at the brighter side of life, finding solutions rather than problems and opportunities instead of hurdles. Being an optimist is a choice and not necessarily something that comes natural to everyone, but it is a trait that can be learned, so have no fear.

1. Understand potential restrictions of the property. I recently heard a story from a friend at the city development office in Austin Texas. A couple had saved up for their retirement. They wanted to retire and live out in the hill country. They went to the foreclosure auctions. At the auction they purchased a lot for 500,000. It had great views and they were going to build their dream house on it. They had researched the lot before the auction and found it was zoned SFR which means a single family residence can be built on it. After purchasing the lot they started plans to build their retirement house. At this time they discovered the lot was in the 25 year floodplain. My friend at the city development office explained that the lot could not be built on and was basically worthless.

As you continue to read about real estate investing, you will no doubt come across the term 'power team'. What is this 'power team'? A power team is a group of people without whom successful real estate investing becomes very difficult, if not impossible. The key is motivated you are looking for someone that should have sold yesterday.
The courthouse is a place to find motivated sellers.
Look for notice of foreclosure is recorded against the property Look for probate records at the courthouse speak with the probate file clerk. Look for the personal representative.

You can send them a postcard saying you are looking to buy a house in that neighborhood ask if there house is for sale.

Use local classified services. The Sunday newspaper in most areas lists homes and properties for sale. Online services such as Craigslist and Zillow also offer a listing of available properties and homes in your area. Searching Craigslist and Zillow is free, and your Sunday paper is usually inexpensive (or available at your local library).

How to Build a Buyers List

The difference between a real estate wholesaler and a real estate agent is that Wholesalers spend most of their time building a buyers list. Wholesalers (if their doing it right) build their buyers list with active buyers, investors etc... before they even begin locking up deals. The buyers list is the foundation that wholesaling is built on and every good wholesaler spends alot of time and energy building that list
