Another random deal

Just closed on a 3 bedroom property for $27500 and already had my buyer down Pymnt of 5 k BEFORE I owned it, with a land contract of 5 k down $650 per Mnth for a total sales price of $65,000 with 8% interest to ME !!! I have done this over and over but want to STRESS the importance of creating your buyers list FIRST. Normally I don't buy UNTIL I have my buyer lined up for the property unless it is a killer deal. How do you line up the buyer first ?? Of course it's just as we r taught day in and day out -- bandit sings, ghost ads, Craigslist , word of mouth , Facebook, Facebook groups, social media , auctions and all the tricks we get here on Dg. It's nothing SECRET - it just takes work. I love the quote my marketing mentor Brendon Burchard uses that says ----don't be surprised when you knock on the door of opportunity that its WORK that answers Smiling)

Thanks for sharing Jay. My husband and I are still trying to do our first deal. We have come a long way in understanding the whole process and started working in Ashland, WI. Not the big cities like Nate Armstrong and Matt Larson like, but we see potential for investors wanting to buy and hold property.

Your post is prompting me to get moving on that buyers list. Thanks for your motivation.

Congratulations to you two and do not stop now until you get that first deal under your belt. When you do you will be on fire because you will gain the confidence and know that you didn't stop until you figured it out. Once the first deal is complete you will learn so much and want to learn even more so keep on this site and plug forward because momentum is on your side. Stay persistent and stay determined and crush that first deal and you'll be on your way to monthly income that is beyond expectations. It's best to find someone to keep you accountable either here on the DG site or someone you know close to you and push each other to make things happen and to learn something new every day in real estate but don't forget to share it here so others can learn. Even though you feel you don't have much to share because you are just starting out that is not the case we can all learn something from everybody and most importantly a lot of us forget the basics and need a reminder so every day you learn something share it with us and you'll be inspiring us more than you know

Yeah like they think it's " to good to be true " but no risk no reward so they never try. It is a little weird to think that you could have something sold before you buy it but the action takers know this to be true . When it works out this way is so much fun ,a blast to make money and even a better feeling to help out others !!
