Ok, so I fell off the wagon in real estate for a while but, I am always keeping my eyes open for opportunities. I work with a business financing organization and got an interesting call the other day.
A woman that bought her house for a dollar from her mother, and had it as a rental 3 years ago. There are major damages to it, and she is getting fines from the city because it is now an eyesore.
Comps are tough because it is a house that was built in 1900! I am thinking it is going to be a demo job. Newer homes are sellitng for 65-85k in a nice little neighborhood.
This is a highly motivated seller, and I believe i can pick up this property for less than the cost of the dirt under the house.
She is sending me pictures, i have the tax records.. and I know that the taxes are past due.. she owes 900 there.
Any thoughts are appreciated, I am putting together costs now with contractors, and should have ARV from a realtor in the area soon.

just looking for some advice. I have never done an assignment deal, nor an out of state assignment deal. Im thinking I will advertise on craigslist in the area for "Heavy fixer former rental property seeking cash buyer"
think that would work to get buyers?
also I am going to start a search for cash investors in area on google and making some calls.
I will have the photos today, and estimate of repairs this week. Does anyone else think that it is risky to use the contractor of the realtor? Or should I contact someone myself. How do I find a good contractor?
Just speaking out loud here.. to myself i suppose. haha oh well.

I suggest that you post a CL add stating "Handyman Special!" (state the #bed, #baths, sqft of house, garage?, etc.) or something along those lines to motivate buyers, instead of 'Heavy fixer".... what city is the property in?
You should have your own contractor! Especially if you're looking at properties out of state; you need to build your team that you can trust. They will be your eyes and ears!
