Living in a retirement area of Fl. we come across many probate probate properties. They 're usually a little run down & the heirs do not want to be bothered with them, especially since they have to pay taxes, insurance, maintenance, & in some cases mortgages. We've found that by researching, thru the county courthouse records, & contacting the trustee via telephone or mail, we have gotten a response of about 70% to 80%. Of course, the percentage of closing a deal is more like 5% to 10%, but still can be an excellent source of finding properties due to their high motivation.Gary/Jill

Ist step research county clerk website/office for probate documents; find estates that have real property(houses etc.) that meet your criteria(location,beds/baths etc) then contact trustee/family members by letter/phone to see if they would be interested in selling the property. Do CMA, so as to know how much you can offer. Then either buy yourself, find cash investor to assign the contract to or receive a bird-dog finder's fee.Please keep in mind there is alot of research involved to find the kind of properties you may want, & you may not answers from the estate or they may want too much for the house. Just keep in mind that there are some great deals out there with some work, this Is Not A Get Rich Quick scheme.
