responding to craiglist responses

Just wondering what other people are saying in response to ghost adds they put on craig's list.

I get about half of the responses being "Whats the address"

Normally i avoid their question and put i have a pending offer on the property and ask if they are interested in something similar.

Then they come back with "Whats the address"

What kinda responses do you guys use or how would you deal with those type of people that just want to see the place. Im placing these adds to find more buyers for my list

I concentrate on getting a REAL property under contract that I can advertise. That way I don't have to lie. Or my ads are not about a specific property. Like: I supply the best wholesale deals in the area, call to get on my VIP buyers list. That type of thing. Ghost ads with a fake property produce ghost buyers and ruin your credibility. Most REAL cash buying investors know the ghost ad game, That is why they are asking for an address.
Finally, what good does having 500 buyers when you can not produce what they are looking for? Always build your buyers list WHILE acquiring properties.

Ghost Ads

I Totally agree with Michael & we have posted on this subject before. Like Mike said use "I supply the best wholesale deals in the area, call to get on my VIP buyers list"
Relationships & trust is a big part of REI, & your dooming yourself right out the gate.
Hardest part of REI, is getting properties under contract, focus on finding deals.

Honestly is the best policy

Remember when placing a ghost ad that you are advertising a "type" of property that you can possibly get below FMV. Be honest with people when they call on your ghost ads. One way to respond would be "Thank you for calling on my ad. This is a "type" of property that can possibly find below FMV. I wholesale properties and place these ads to bring in business. What type of property are you looking for?" Be honest, let them know up front what you do and what you can do for them.

List one of your Buy and Holds

If you already have a Buy and Hold property. List that in your ad. Then it is not really a Ghost ad, but a real example of property that you can find for the buyer.

ghost ads

Thanks for bringing this up. I am new to investing and the D.G. family since Nov. 2012, and I was thinking of how and when I should place an ad soon.
Michael's advice helps a lot.
