Keep the suggestions coming, please.

I don't think that bandit signs should be used exclusively, but they are important to use on weekends, especially. One needs to have other marketing methods and systems in place, and I do, we realtors use bandits to direct people to open houses, etc. all of the time.

If one is going to put them on private property, it's important to ask the property owner.

I have found out not to put them on park grounds on the weekend. At least my city park weekend workers were kind enough to return them, though.

It's interesting how when I started thinking about putting out signs for finding wholesaling deals, I started noticing high traffic locations on private property where I could put them. One was right across from a driveway to a Sam's Club parking lot.

If anyone has any suggestions as to what text to put on the sign - wording, please post it here for everyone's benefit.

What I usually do is I go to wal mart and get poster board for 47 cents (which I can make 2 signs out of) then I buy a big marker for $5 and then stakes which cost me the most. I get a bundle for 10-12 dollars.
All of that makes about 30 signs or so. These usually work even better for me because I have more people respond to me on signs I make as opposed to ones I have purchased before.

I've thought about that, too, and perhaps you're a better artist than I am. I think that would look cheap and damage credibility. Have you found that to be the case, or have you had good results? I understand that probably none of us want to spend more than necessary on marketing and appearances, but I don't want to go to the opposite extreme, either.

Some of the Walmarts here locally actually have blank, corrugated plastic boards rather than the floppy poster boards. That's why I had already thought of that. Here, they are right next to each other in the store.

I use www.signwarehouse.com as well. Handwritten signs do not damage creditability. Matt Larson says that many people are trained to overlook the printed versions, so anything you can do to stand out from the crowd. All my signs say:

WE BUY HOUSES

Putting my website on the bottom sets me apart from my competition, while adding professionalism to a handwritten sign.

hahah my hand writing sucks! So what I have done is I make my wife write my signs. Smiling haha I just tell her what to put on and she will write them out so they look good because if I used mine no one would call. They would say why is a 7 year old putting out these signs.

I got a tip from another DG'er to do a google search for "corrugated" or "plastic" in my area. I found two local vendors who sells both the 24x16 signs and the "H" stakes really cheap. It is not their main business, but they do keep any color you would ever want in stock. I simply call my rep, order the signs and pick them up at my convenience. This has saved me tons in shipping charges and wait time for delivery.
