I know what you mean, i have tons of buyers just waiting for me to find them properties but its either hard to find their critera because a) its not available, b) its already been sold or c) sellers wont acceptany offers...keep trying though....im on it every day. Whether its to find a buyer or to find a property. Pretty soon youll find both. Keep putting in offers and dont be scared to counter if they reject. Best of luck to you.

Are your cash buyers only looking in the NY area? Are they looking out of state as well?

Thank you for the encouragement Keith I will hang in there. My agent sent me a foreclosure property and the numbers are a little high but I'm going to put in an offer anyway to see if I get accepted. My strategy will be a double close if you can or anybody else would like to give me some advice please feel free I know the DG family will point me in the right direction. wish me luck

Well that depends like everything else. However, if it's the right property we can split 50-50 how do that sound my friend. Where in NYC? and are you from NY?
Here are two ways to get going:
1. Put out at least 25 bandit signs on busy intersections that say "I buy houses any condition CASH XXX-XXX-XXXX" Create a Google Voice number on the sign and watch the leads roll in.
2. Make low offers on the MLS. If you do it right, on average, 1 out of 25 offers will get accepted.
I know I simplified it, but that's just what some people need!

Hey D, I have been in NYC for the last 18 years. I am moving to to Nashville and the numbers there are much better. It is easy to get 10% or more return on your investment. NYC has many rules that many people hold on for years.
My friend is selling having drawn an income but no profit on the value of the building.
The deals are hard to come by but these techniques on DG are great, even for the NYC area.

Guys if you have buyers that will do out of state I have a no brainer set up in ohio. Rehabbed, rented, with a free property manager and a free home warranty for the first year....Ready for the best part...24 cap rate on one and the others are around 22. You can go to my site (below my pic) and see them all..I have one six plex with owner financing in place as well. I will pay a 2.5k fee to you if you move them.
