I'm currently working my way through the DB book called 30 Days to Real Estate Cash. In this book is a recommendation when working with a new real estate agent ask them to give you a list of cash buyers. My problem so far in attempting to work with 2 RE Agents is that they both claim they do not have access to this kind of information. My question to all DG members... Are these RE Agents lazy or do you too run into problems of acquiring active cash buyers from your real estate agent?

They are lazy, don't want to give you info, and sometimes just don't know how to. It is best just to advertise yourself for buyers. Craigslist, signs, rei clubs, word of mouth, many ways, just look at the many posts on here on the subject. Best wishes

You want to make sure you ask for a realtor that is "investor friendly", see book for tips. Many of them may not know how to run this list. If they are willing to work with you, but don't know how to do this. Tell them to call the MLS help desk for instructions.

If I'm to avoid a lot of what seems to be lazy real estate agents in my area, Do you think I'm better off just taking things into my own hands and use bandit signs to get sellers too?
I just started working with a new realtor last week and have asked 3 times for the list, but somehow it gets put off. She gave me an Exclusive Buyers Agreement to sign and I haven't signed it (and don't intend to), so I'm thinking that is the reason she is holding off getting me the list. Has your realtor asked you to sign one?

No my real estate agent has not requested that I sign an exclusive buyers agreeement. Just like you, I would not sign one unless they agreed to sign one that make them exclusive to my real estate investment strategies which they would not.
I'm getting impatient in that I have spoken to 3 RE Agents that were supposed to be exclusive to RE Investors and REO's and so far I have found this to be frustrating to get these guys to move. Perhaps that is due to there being too many RE Investors or perhaps they are just lazy.
Now, I'm thinking about bypassing the RE Agents and going with bandit signs and bird dogging myself to find deals.
Another idea is to speak with them about you putting in lower offers. One Realtor told me, she only wants to put in offers that are a little low, about 80%. She stated she does not feel it is ethical to go very low, and she didn't want to affect her reputation she has built up. She was very nice, but I have found most of Investor Buyers want a great deal lower.
the problem with alot of agents is they do not know and/or are not well trained on how to use the MLS and all that it has to offer. First establish a little bit of a relationship with your agent. When you talk to them, simple ask them to send you a list of properties that have sold for cash in the last 90 days. Don't ask them for a cash buyers list. Most will not know what you are talking about and they feel like you are trying to steal their clients. You can simple let them know that you are wanting to network with other investors in the area and all you need is the address and you can do the rest.
