OfflineThey really do!! I've been fooling around with this for 5 months now. No major results. Got a few buyers on my list, but nothing to show them.
I was too chicken to put up signs, that I might actually have to talk to someone. I finally bit the bullet and put 5 up on Sunday morning. 5am. In places 1 near highway intersection, 2 by a homedepot plaza and 1 by another stop and shop and home depot plaza.
SUNDAY, no calls.
MONDAY, 2 calls. 1st, a VERY motivated seller. looking to sell a 3/1.5 house, not listed and don't want to list. Estate sale, she wants OUT and back to her life. Minimal rehab. 2nd call...buyer! He's a rehabber looking to see if i would be interested in his overstock. AND to see if I had anything to sell. I've actually just went through one of his houses 2 days before. We laughed when we realized this.
Tues, nada
Wed. Call from motivated seller. Lives near me, looking to sell wife's old house in NY. Previously rented. Bad deal, renters trashed the place. Newly rehabbed. Hasn't sold. Wants out for what he owes. Sick of paying 2 mortgages.
Aaaaaah! Psyched! oh the potential!!

5. Yeah just 5. This was my first time. Only got 20 from sign place. So I'm going to put more. AND make the letters BIGGER. They looked big when I was doing them. But from a car at a light....not even close.
4 of 5 are still up. 1 taken down, Last I looked

Don't be surprised when someone will call you from your signs.
I didn't receive my first call until almost 2 weeks after I put up my signs. When I changed tactics to out of state sales, I got a call from someone saying they got my number from my sign. (The signs had been gone for almost 2 months when this happened.)
You never know when they will call so you always need to be prepared

It's true thats how I get my calls, and have completed two deals to date, and receive calls every day from my bandit signs, Did the city call, sure did, did I call back NO, I just keep putting them bandit signs out, and the phone keeps ringing with opportunities every day...Get them signs out, A great place to buy them..www.victorysign.com check them out thats where I get mind 18x24 yellow blanks....Good Luck out there...John H.

congrats on your first few leads. I my self have also been putting out my first 20 signs. We are getting leads just havent got the right killer deal. i guess its just a matter of time...

Rachael - that is fantastic and I really appreciate you sharing your story. Bandit signs work for finding buyers AND sellers! Another great place to post bandit signs are to place them strategically close to properties that are listed for sale as "cash only". This strategy came from another successful DG graduate. He said that he asked the RE agent to pull active listings of homes listed for sale as "cash only" because he knew that investors would be touring these properties. He strategically placed these signs in the path of these properties (50 signs) and got 63 phone calls and 11 cash buyers in 3 days! If anyone questions whether or not bandit signs work....don't question any longer! Get your bandit signs out there and enjoy the results
