I just bought the Rock Bottom Blue Print yesterday with much contemplation. I've bought things "on a whim" before, but this is different. My husband and I have been discussing becoming real estate investors for a few years now and started our journey by buying our first house/duplex in Feb 2010.
Until I was introduced to Dean just a few days ago, I had no idea how to get beyond waiting years to pay off our duplex with the intent to move out of it and into another with the intent to pay off the new duplex while renting out the two units in the old one. Slooowww start...
Thanks to the 30-Day Quick Cash Formula that came as a bonus with the RBBP, I'm now on my way to (hopefully) making enough money during these first 30 days to payoff the purchase price of the RBBP (had to buy on credit).
So far I'm on Day 2 and am searching for the "Perfect Real Estate Agent" which is proving to be more difficult than I thought. BUT with the help of some members in these forums, I'm learning what to say and what not to say to get past some of the barriers the REs might try to put up (much thanks to AWaterloo).
The one agent I had made contact with wanted me to get pre-approval from a bank before he'd do anything. Thanks to AWaterloo's advice, I told him that there's no need for pre-approval since we're going to be writing cash offers and should he need POF (proof of funds), that they would be provided once we found a specific property with which we were ready to make an offer. I still have yet to hear back from him, but I'll keep everyone updated about whatever response I get.

It's been awhile since I've updated my journal (been doing all my posting in my "30-Day Quick Cash Formula" Thread). I've found that perfect REA who is on board and willing to try "my technique" (shows how cutting edge Dean's Matt's stuff is-my REA thinks the 25:1 technique is mine).
We're a couple days away from submitting offers at 50% below asking price; I'm just waiting for my RE atty to review the contracts I'll be signing (the purchase agreement and assignment-of-contract) as well as open an escrow acct that'll hold my earnest money.
I must say I'm nervous! I know I'm not supposed to over-think everything, and I do my best to keep my mind away from the "what-if's". If I think about all that could go wrong, I'll end up talking myself out of it and settle back into my comfort zone (which, by the way, isn't really that comfortable if you really think about it--who likes living paycheck to paycheck, if that?).

I'm sure you'll do well! I've been following your thread as best as I can, since I ordered the books but am otherwise having to do as much as possible through online osmosis for now. The 30 Days thread has become an education in itself, and it has expanded every time I check back in. Regardless of how Round One may play out, I can tell your REI business will grow exponentially as well.

I'm so nervous about this first one! I'm waiting for my RE atty to okay the contract templates and then I'll be submitting offers through my RE agent hopefully this weekend (depends on if my atty reviews the docs today). I'm scared, but I'm determined to move forward.
I know there's a risk of failing big, but that's a risk in every business venture. Few people ever became successful without first risking everything, and I desperately need and want to be successful! I just pray through it and keep taking one step at a time. The people on this website and the coaches at the Success Academy have provided TONS of help and support! I couldn't have gotten this far without it!

My RE atty is in the process of reviewing the contract (mostly making sure the added contingency isn't contradicting anything in the original) just to CMA--which means I haven't been able to put offers out on MLS props as of yet. I know my REA is probably losing steam cuz it's been about 3 weeks since I've enlisted his help and I haven't yet put in any offers. BUT my RE atty said he'd review the contracts w/me tomorrow so hopefully my REA will be ready to go instead of backing out last minute like I've heard so many other REAs do.
Meanwhile, I've been looking at FSBO props and working on filtering them using the same criteria we use to filter out the MLS props. At the same time, I'm still working on building my cash-buyer's list beyond the 2 qualified cash buyers that are on my list. On the roster for today--call for-rent ads for purposes of reaching potential cash-buyers; and checking out auction websites to find local physical auction sites to visit. Even though these seem like baby-steps, I recognize the importance of continued progress no matter the size of the stride!

Ok, so listening to numerous successful real estate investors talk about the importance of setting goals and then working toward those goals each day, has finally helped to drill the importance of continued progress! Up until today, I always felt like I was busying myself into a circle; I was making some progress, but not nearly enough.
So I sat down and wrote a list of things I want to do everyday to help me take steps toward my goals. My goals involve real estate, fitness and health, and family. Below is my Daily Mon-Fri Roster!
6am-7:15am: Success Academy studies; write down questions to call on later; breakfast.
7:15am-9am: Kain up, breakfast, get ready for school; babies fed and put down for naps by 9am.
9am-9:30am: Make RE phonecalls.
9:30am-11:30am: Exercise
11:30am-12pm: Shower and dressed
12pm-1pm: Gracie and Amado time
1pm-2pm: Lunch (Gracie & Amado). Afternoon naps at 2pm.
2pm-2:30pm: Lunch (myself); RE study (video/audio)
2:30pm-3pm: RE Phonecalls; other RE work (refer to to-do list).
3pm-4:30pm: Freetime (check email, FB, 30DQCF thread, etc.)
4:30pm-9pm: Family Time incl. Dinner
9pm-10pm: RE Study (optional), Create tomorrow's RE to-do list.
10pm-6am: SLEEP
This will make me more productive and efficient in the work I'm targeting by helping me to focus on one devoted task at a time! Before I'd try to study, but then I'd side-track myself w/Facebook, the 30D QCF thread, emails, phone calls, etc. This way the work I am producing will be high-quality!
