Im stuck on my buyers list help anyone???

First of all, I would not be too worried about not getting any response in a week and a half! It takes time to create ads that will attract real buyers. Change your ads often, change the wording until you come across something that works. Keep at it, It may be months before you get responses from your ads.
Second, do not RELY on internet or any other kind of ads to find REAL buyers that are in this business and doing business. NETWORKING IS WHERE YOU WILL FIND REAL BUYERS. Go to every REI meeting you can find and meet people face to face. Find the guys that have properties for sale, get their contact info. Listen, learn. Hand out your business cards.
Third, A buyers list is critical no doubt, but what good does the list do you if you have no properties? You must learn how to find, evaluate and put properties under contract or everything else is a waste of time. So, build your buyers list and never stop, but you must learn how to acquire your product and sell it for a profit at the same time. Just like any business. You must provide your product or service and do it better than the next guy! You figure this out, then you market the product. You don't market something you don't have right? Isn't that kind of backwards?
You have a lot of learning to do. This business is not easy, you have to be totally committed and determined you will not stop until you succeed, period!
Some 98% give up! Be in that 2%!!

Conratulations on joining the SA; don't get caught up with only one part (building your buyers list) of the whole strategy to get a deal done.
After you post your ads, keep working on your lessons, keep moving forward... don't wait until you hear back from your ads to continue... there is so much to learn!
Also, read some threads here that have been posted about building your buyers list; just enter words like 'buyers list' in the search box on the top left box of this page, and hit enter.

wow thanks for the tip, yea i spoke with the coaches and they didnt tell me anything about moving foward, they said well keep building your buyers list and only move on to building your powerteam but no farther than that. anyways thanks for the tip ill continue on to the next chaters in the classrooms. i felt stuck there for a min. im glad you helped me out i thank you. now i can continue my road towards success.thank you valerie

Yes I am finding the same issue. I have had 2 responses to my ads both seem much more interested in adding ME to their Buyers list. I let them do it as long as I can add them to mine. But it will be some time before I can afford to buy anything to hold myself. With garbage credit and almost no income, I am not really a true buyer. But who knows, maybe they will offer me something low enough I can turn around and assign again.

I just keep plugging with my SA lessons and doing the activity steps I can afford to do as I can. I am sure I will finish the lesson plan long before I can finish the activities, but the key is to keep learning and going beyond to actually taking action.

I live in a small town and was shocked to find over 14 abandoned houses, the "ugly" ones Dean talks about. I drove EVERY street in my city, so now I am looking for the comps, and trying to locate owners. Action and moving forward at least keeps me motivated and striving. Maybe it will help you too. I know it has offset the buyers list frustration for me.

building my buyers list has been slow and frustraing but im still motivated, i decided to add at least 5 ads every single day online that way i increase my chances of obtaining a buyer. i wont give up, im still continueing on with my classrooms assignments and action steps. everyday i learn something new which is great so i wish you the best of luck on your first deal in your small town. dont give up!!! thanks

hey just chimming in. Some marketing efforts may be killer in one area and not as responsive in another. CL is my least effective generating source locally. (for cash buyers that is; for tenant buyers it's pretty decent)

Yes, you'll get buyers off ads ran. Some may be heavy hitters some may be tire kickers or other wholesalers. Start calling for rent ads in your area. It'll either be a potential buyer or seller. Local landlords will be running ads to fill their properties also. They may be looking to acquire additional properties. Or you can find a 'don't wanter and can't sell, so opting to rent to keep from loosing their shirt' seller.

Get your agent to pull you cash solds. I use it several ways, to see what buyers are buying for $$, where and the ability to trace it back through county records to find out the who, then contact them. If you see cash solds are ex: $30-40k (or whatever the price range) and it's a good deal. You've got to get under that (including your fee) to give them an amazing deal.

Michael is right, networking is golden! My most consistant and serious buyers are off developed relationships. Met at local professional events, responded to property ad and other local landlords. Having multiple conversations, taking them to lunch or meeting them for a coffee, etc. You don't have to have a list of 1500 to get started, aim to get 10 serious buyers as a base; who are looking to purchase several properties per month. Find out what the want, then go to work to give them what they are looking for.

I have also had ALOT of success with an ad and similar variations of it ran in my local bulletin board. Example below:

Then it helps to actually have something when they call, but times where I have absolutely had everything in contract or closed, I don't sit on properties. I only pick up extremely discounted and I typically turn them in less than 7 days. I am honest and tell them that. As well as that through my unique marketing efforts I am consistantly getting properties through my filter everyday. Ask them to tell you what is it that you are looking for and you'll be glad to give them first look when you get something that fits their criteria.

when you find a GREAT deal (property) and put it under contract, you WILL find a buyer very quickly!

Call the numbers on the bandit signs that say WE BUY HOUSES CASH! and ask the investor if you can find him/her some deals.

Call the numbers on the Penny Savers Newspapers that say WE BUY HOUSES! tell them that you would like to find them some deals.

Keep moving forward with your lessons! Don't wait for the coaches to hold your hand-it won't happen... you have to find the deals and then ask them if it is a good deal, and the best way to go about it.

You can also post adds on other free sights such as Back pages. They shoud have an area near you. I find i have gotten most of my replys from there. Dont feel beat and just keep posting adds it will finally work.
