A.N.S.U.N. REIC JOURNAL

Aint No Stoppin' Us Now... We're a small group of aspiring success stories whom have made some investements individually and have also struggled through some tribulations... We've been dormant for a while, but NOW WE'RE BACK!!

We're creating this journal. We're holding ourselves accountable... and Will Be a DG success story!!

AngelaK, Marc Roy, and myself met this past Saturday ( SandraBernadette, Jeremy and others couldn't make it) to "light a fire under our butts". There was some GREAT information shared... and we left that meeting with a renewed vigor and specific tasks for ourselves and others of the club.

Pushing each other and with the help and cheer of all of you from this DG site, I'm sure we'll do it!!

I do not expect that you received a response from the bank yet, but I am waiting with baited breath to read that you submitted your offer on Thursday.

Please let us know how it went, how you felt, how the agent reacted ... anything!

You are welcome for the idea to ask the bank for $$$ to rehab the property but do not forget that I told you at our last meeting and I want to give props to the the right innovator of that idea: Joe Jurek (Indiana-Joe himself). Saw it in a weekly blog (I think).

Update... Sorry guys...

Sorry gang! I have been rediculously busy and running on fumes. I don't think I've been in front of my laptop all week.

I just joined a new real estate firm (Prudential Douglas Elliman - one of the largest in NYC) and am trying to get things straight on that front. Also trying to get my son situated for summer school. (It's been a week)

However, I am drafting the offer as we speak. Smiling

About to look for a sample letter in which to format the letter.

I'll keep you updated.

We are synced in an unexplainable way... and if I can be there for you in any tangible or intangible way, I would be GLAD to help. That being said, I very much need to make this first deal my own (as far as going through the procedures from A - Z)... but I do intend on calling for your help. I do have something in mind...

I posted (at least I thought) a thread asking for advice on making an offer with a land trust agreement (if it's necessary to submit with the offer) and a sample as well. I also asked for a sample purchase agreement that's geared toward REO's.

Can anybody HELP?? Lol... (Now that I think of it, I should've gotten this part out of the way weeks ago - NOT GOOD)

I've been reading it all morning. It's very helpful. Thanks.

Looks like I just need to contact the listing agent and go from there. Maybe the bank has there own agreement. We'll see. Talk soon.
