OfflineHello DG Family,I dont have a realtor or any buyers yet.I'm going to send the letter from Dean's book,to attract the right realtor,it says in their that I work with other investors,which I dont yet,So should I create a buyers list,before I go after a realtor?

You in the success academy? If not then fine if you are good! But you need to focusing on what's most important.....The properties! So yes go after the realtor. You're gonna tell him/her that you are interested in buying properties in a specific area etc etc and they are always going to ask are you pre-qualified? And all the other basic nonsense BS! You say yes I have THIRD PARTY NON INSTITUTIONAL MONEY. That should have them in line and yes I know you said you don't have buyers, have you been using CL any? Have you joined any real estate networking websites? Actual investment clubs? You have to get OUT and go MEET people. Talk! Connect! If not you would be surprised at what and WHO you can find and network with.......(BUYERS).
I have actually used the letter myself also and it turned out with some good results so good luck with that!

Tell of your intentions and that you're conversing also with other investors who are looking.
Most realtors know exactly what THIRD PARTY NON INSTITUTIONAL MONEY is but ask to see if you really know what it is and the process of working with it. If you don't, and you lie and get caught, cross them off your list. Tell them the truth; you plan on assigning it to another investor. It is then up to them whether or not they want to work with you.
You may get more misses than hits, so its on you to see how long you want to with it.
And again for the millionth time, contrary to what most of you believe, most realtors do know about assigning and all the other new methods of investing; most chose not to deal because more people dont know what they are doing than do. It all starts with your presentation.

Yes I am part of the sucess academy,and I use cl all the time,and I did go to a investment club once,I would of kept going but it was like a couple hours away,thanks for the great info.
