Homes sold for cash

The Title companies, realtors or Tax assessor office will help out with that. Have the Title Co. do a search for all cash sales (or all cheap cash sales) on residential homes in the last 6 months, giving the zip code(s). You can do the same thing with a Realtor. Once you get the addresses, go to Tax assessor office and seach the addresses to find the "Mailing Address" for the property. Send your letters to those addresses, and you should get responses from those buyers. You can also use Lane's idea at the Tax Assessor website or Office, seaching for specific key words like invest, rent, sell, buy, holdings, etc. Then, check out each property. It may or may not say the property is a rental, too. If it looks obvious it's a rental or investment, mail the owner a letter (unless it looks like the bank owns it).

You could also start checking your local renters guide and call the owners and ask if they are looking to add to their property portfolio. Or call signs for rent and do the same.
