I have put a property that my partner and I want to wholesale. As this is my first one I am unsure as to how to present it. Does anyone have format that you follow in presenting the property to potential wholesale buyer and rehabbers? I have a list of buyers that I would like to email the info out to but I am unsure as to exactly what to say and what to show as for the property.
Any suggestions out there?

If not, you let someone, anyone, including on here know about it, you will not cash a check off that property.
If its a private owner, even better; lock it in, let it be known, have them do their due diligence, and hopefully voila
If its a commercial, typically investors want a 10 cap, but most are realistic and a 7.5 or above will still keep their interest if there are other factors and bonuses to the property
Don't rush anything, take your time, buyers will be around like cockaroaches.

Yes it is, I have a Purchase & Sale Agreement. I will be closing on the property this coming week. It is a private owner and she was elated to sell.
So how do I present it to my buyers?

the facts, 3/2 SF home in such and such neighborhood. Needs $ of work. ARV after repair value is XXX Selling for XXX. If it is a great deal, you will have no problem. You can set up times for them to look at it. Or send pics with your emails.

Yes I do have it locked up and I'm scheduled to close on it on Tuesday 8-31-10. The ARV is 130K, conservatively because; it is in a very nice area of North Jacksonville, Fl. It does need a complete rehab due to it having a fire. The kitchen and the family room were destroyed; as for the rest of the house it will need all of the drywall replaced, new flooring, etc, etc. I estimate the full rehab to cost no more than 50k, I already have estimated from GC’s starting at 39,500.00 up to 48,500.00
The ARV of 130K less the rehabber’s profit of 30K & the rehab cost of 50K leaves 50K. I figure about 13% for closing and holding @22K leaves about 32K. I'm selling for 30K still leaving a lot of profit in the deal for any savvy investor.
I believe that my estimates are very close because I have been doing rehabs for other investor for the past few years and I have kept really close records of what the cost are for each section of this type of project.
