This is our first of what I anticipate to be many posts chronicling our adventures in real estate investing! Goodness knows, I didn't think it would ever be us.
We first saw Dean's infomercial many many moons ago! (maybe a year?) Thinking, wondering, and imagining, but not taking any action. But he never left our memory. Then, several weeks ago, ironically I bought the BARM book on Kindle (without his knowing), and David ordered BARM and the Right Now book after seeing the infomercial again (without my knowing). I love the way we think alike! Anyway, we sat down and decided that we were definitely, seriously going to pursue investing. And here we are.
This site, as well as the amazing books we now have, have literally blown our minds wide open. Dean is King! I love reading the real-life stories, then seeing the same faces in video and on the forums. I am very grateful to everyone for their openness in sharing experiences, and I hope I can inspire someone in the same way one day. (Matt, Carol, Rina, Anita...everybody...you are awesome)
Where We Are So Far:
Ok...so far, we have read both books, cover to cover. My mind is swirling with so much information that it seems overwhelming at times, but exciting at the same time. I've started practicing by researching a few homes I found on the MLS. One great advantage we have is that David knows everything about the construction part (in-house inspector/contractor). Now it's time to start driving around a little, and ultimately, start placing ads and signs, and doing our voicemail. We decided to start with assignments (since we have $0), and so far have about 13 potential buyers on our buyers list just from craigslistings in our area. I'm going to get the Sunday paper tomorrow and hopefully add a few more to the list and start calling them on Monday.

My craigslist ads are attracting spam! (squirrels, possums and mice!)
Where's a better place online to advertise for buyers? I did get alot of contact info from buyers on www.****. Shall make phone contact tomorrow.
My mortgage broker letter, faxed over the weekend, did produce one response today. All I need is one good broker. Maybe he's the one!
Wrote down addresses for 6 ugly/vacant houses on the way home from work today. Going to research owner names/addresses and send postcards.
Still moving forward...trying not to feel overwhelmed with all the strategies I want to try. Havent been able to spend gas to drive around like I would like to (frustrating). But kind of proud of what I've learned and digested since we started all this a couple of months ago.

every day you are making headway. i only got one response on my mortgage broker letter too and i meet with her Wednesday. husband and wife team. you are making alot of progress and i bet you're really busy with school too. keep on going!

Hey everybody,
Just reporting on our most recent activities. Tracked down owners of about 100 homes listed "for rent" on the MLS in my area. Sent letters to about 45 of them who had addresses that weren't the same as the rental property, asking if they would be intersted in selling.
Drove around and wrote down addresses of some seriously ugly and somewhat ugly houses for research and more mailings.
Posted flyers at grocery stores and laundromats.
Getting ready to go to our first REI club meeting tomorrow. Wish I had a deal locked up to bring with me.

...for the first one! Made a couple of contacts, not as many as I should have, but it's a start. Thanks, Linda! Hope your efforts are proving fruitful as well. I definitely need to catch up on what's been going on in your neck of the woods.
Got two call backs from my letters to rental property owners. One lives in Florida, which could be a good thing! Other owner lives here, and I sent the info to one of my buyers, but he thought the owner was asking too much. He (the buyer) did give me good advice though, and I'm going to shop to other buyers.
Decided that I would see if my mortgage broker could find David and I some financing so we can purchase one or both of these ourselves. We just want to get our foot in the door. Shall come back and tell you how that goes!
