Well I guess this is where I start to put it together.... I have been reading the book and I am on Chapter 7. I have been working with a group of guys which does short sales and loan modifications they are really helpful in alot of ways. They send me out with a list of address which are behind on there payments and I try to sell them on the modification or then to represent the on the short sale which they basicly buy and flip (hence what I would like to do on my own but this is giving me a look into the realestate ins and outs without the outlay of money. I just got my first real sale so I should get my first commision. Which Im going to put towards the acadamy I hope its a big well gotta go will write tomarrow. Got another lead....

Im glad to know that you started a journal as I know it will be nice to read about the happenings in your REI world. Watch out for the magic that comes with having a journal and posting consistently. Shane Whats up???? thanks for visiting. I got to keep going on this REI stuff I got a lot of feelers out but just little bites ya know.. Listen my hard money guy getting a little cold feet he says the area I'm working is alittle rough. I can relate but I think there is more there.....good school dist., close to major highways and close to colleges, courts, and etc.. But I might have to find better deals but some of these houses can probably be picked up for about 150 to 175k range
The question is do I grab them and rent them or find better.... Better is easyer sell on end but not as much cash on the back end to make unless you find gold but I'm still looking for gold listen I'm going to talk to mortgage girl tonight so if anything comes up in your neck of the woods i"ll be calling you.....Philbenice

todays progress

Well today was interesting first decided to go out and look for some new properties and send out flyes to some distressed locations. Found some made some calls and reached out for a buyer I thought might have some interest in the locations but got his voice mail. And then alittle later I got a call from my mortgage lady she told me she had client looking for a house in yonkers so reached out for alittle help from shane and hopefully we can put something together being he is alittle more fimiliar with the area then me...well thats all for today I have to finish chapter 8 and hopefully 9 well see this REI thing is really starting to get me I can see the up side. My mortgage hook haas more reps who want my card so well see where this can lead the first lead from her looks good so far... well thats it for now

Congratulations for starting your journal it is a great way to keep yourself accountable and share your insight and knowledge with other DG Members. You may want to consider joining a local real estate investment club to network with other investors if there happens to be one in your area. If not get a few investors together and consider starting a group. This is a great way to learn, build a buyer’s list and maybe even find a partner for a few deals. Well its been a couple of days before I had any time to post on the siteI've been reading and im moving on to chapter 10 thats pretty good for me considering I had a St Patty's party at the house and still made it to work.
I hooked up with Shane and hopefully this Yonkers thing can come together I put out listings on Craiges list and Shanes checking some of his sources so well see. I got my bussiness cards. I'm getting ready to roll I feel like this could really be the right path this whole REI thing has me thinking allday long on where my next opportunity is. the craigs list ad is generating some leads not the major one I want but hopefully soon. I'm going to stop and see my realestate lady and see if were going forward with REI thing or im finding another agent, I still have my REO guy but I dont like the deals im seeing he says there good but I think the numbers are high for REOs that need lots of work Well thats it for today


well im back again

Ya im back been getting in some trouble with the wife i've been running around for a buyer but I hope it willpan out she needs to see more houses and I need to put in some bids but I can't do this while im at family parties but I want this first deal to go thru and you know...... well tomarrow will be the same I have finished chapter 10 and half of eleven and I need to spend some time with the wife like now so until tomarrow

Ya Rob its been alittle hard go I need to get one total done and closed and get a check from it.. I have a couple of deals that have materialize but thay need to close I feel like I'm running and running but to No end. I want to make enough to pay some bills and join the academy. I know My wife will join once I start to get going she is alittle shy of the whole procedure. I have been working with 2 buyers that want but are on limited budgets. SO well see I have had to turn to my realestate agent to try to locate some for me so we will see how that goes. She wants me to come and work there for her (get my License) I know that would also give me an inside track on finding some deals too!! but I dont want to have to give up some of my pie like that.. Working with someone and spliting half and half is one thing but getting just to get>>> I don't know well see well Thanks for stopping by and im not going to stop. well im back and i've been reading everyones elses journals... It gets me pumped up to see everyone else doing the things I would love to do this whole REI thing. I got a good lead on a short sale house but I needed to get another investor involved and he wants to take a look at the location with me thats ok but I might have an end buyer for the location so I have the potential end buyer taking a look at it and then if need be i'll call on the other investor. He seemed like he was using the same system(DEANS) on his locations so maybe when i talk to him next I'll ask well I just need ONE good one to get me going and once I get it going then I know what will happen.... Im on chapter 8 of "BE A REAL ESTATE MILLIONAIRE" so im going to finish this book and then get it all together at least thats the plan for now!!!!!! well good bye for today DG fans

well I decided to write on my journel today. Haven't had much progress these days but I'm still going I looked at a estate sale saturday and made some good contacts but NO sales?buys Im looking for that dimonand in the rough I think I might have one but I need the cash to make it happen. I am still determened to do this well see. The acadamey keeps calling and I would love to join but NO $$$$ well see just need one to start the ball going well thats it for now
