After reading several journals, I feel it is time to start mine. I received Deans books at the end of september of 2009. Now these are not the first Real Estate courses I have bought. I have several, I have been Interested in Real Estate for the last 22 Years, But I have not been as successful as I would like to be. This is the best deal I have seen so far, with the free website that members can interact with each other, give advice and encouragemeent to each other. That is so very important when you are dealing in real estate, it is easy to get discouraged and lose sight of your goals. Dean's books have gotten me out of my confort zone. Since reading the books and being on this site I have taken several action steps.
1-- Found a Realator that is an investor himself
2-- Get updates on all real estate comps in my areas
3-- Attended Auctions to build buyers list
4-- Checked out several properties, ran numbers and made offers
5--Drive neighborhoods daily looking for deals
Over 20 Years ago a real estate investor told me if you get 20 properties and rent them out you will never have to work for anyone else the rest of your life. I can't remember the name of the man, but the message has stayed with me my whole life. From Dean's books and the journals on this web site I now realize you do not need to own the properties you just ned to control them. So all I need to do is get 20 properties, either buying, lease option to buy, or assignments or contracts under my control then I'm on my way.

I would love to see the before & after photos. Obviously the neighbors realize that you have done more than even you realize. It sounds like a big job.
I remember Dean mentioning that entrepreneurs don't always see the amount of work they have accomplished because there is so much to do and they (we) focus on what is not done. He suggested writing things down and crossing them off your list so you can see your accomplishments more clearly. This works!
You asked a while back the name of my journal, it is called Lea's journal.

Thank you for stopping by my journal. Writing things down does work, I have been doing that and crossing the items off as I get them done. We have accomplished a lot but there is still a lot to do. We were pulling ivy last week trying to clean up more of the yard, we both have poison ivy on our arms. I feel sorry for Judy she has it worse than I do. I don't remember seeing any of it but we both got in some. Sorry I haven't been on the site very much lately, I have been working on my nieces car , my dad's lawn mower and trying to keep up on my houses. I'm going to go and find your journal and read it. I am looking forward to following your success in real estate.
Yes we are proud of our accomplishments, It is great to see a house that is run down and neglected and to trasform it back to life. Admiring the house when you have finished it is something everyone should experience, it is trully a fulfilling experience.

That seems like that would be great opportunities in this market. I hope you are doing very well with the short sales. We are in Indianapolis on the east side of town. You are not out of line, It would be nice to meet with you and Chuck sometime. I really hope that you and Chuck find a rehab property to work on together. I think that is exactly what he needs to get him invcolved in real estate. If that would ignite that fire in him, let him develope the passion for real estate that we share, that would be great. Chuck sounds a lot like myself a hands on kind of person with a construction background. I know if you two could work on a house together it would be a great success story. I'm looking forward to hearing about your deals that will be coming up, and I am sure they will be some in near futre. It is kind of funny, I get as excited about reading about deals that members find and get, just like it is one of my own. I know your deals will becoming soon, after the first, the others will just keep coming.

Last week we worked on the yard pulling up ivy that was growing out of control. Well Judy and I got into some poison ivy and we both have it on our arms. I feel sorry for her she has it worse than I do. We put bleach on it, that seemed to dry it up for me, but hers still itches and is spreading. Hopefully we will get it dried up soon. Sorry I haven't been on the site in a while I have been busy fixing things. I have been working on my nieces car, my dads lawn mower, and trying to keep up on my houses. Normally I would have my garden started by now, but I haven't even had time to think about it. Hopefully in the next few weeks some of the things occupying my time will be finished and I can get back on the things I need to do. I have been writing things down on a list like Dean advised us to do, I have been croossing things off everyday. I can see that I have accomplished a lot, even though it does not look like a lot. I guess it is because I know how much more I have to do. I need to get out and mow the grass then go out and work on my house, so I will talk with everybody later.

That would be great, we would love to visit with you and Chuck. I would love to show you my properties and the properties that we hold tax liens on. Have you looked in to when there might be a tax sale in your county. It takes longer and your money is tied up for a year but it is a way to get properties at a great price. Something you may think about. If you are heading this way let us know so we can get together.
Keep looking for that elusive first deal it is right around the corner it is always the hardest. It will only get easier after that. Looking forward to reading about it in your journal.

That sounds great, Next week I have to take 40 hrs. of classes so I can get my certification to do energy audits on houses, and sometime in may I have to do another 40 hrs. to allow me to do energy audits on large commercial buildings. Whenever your heading this way we will have to get together and I can show you my houses and tax lien properties. I can also show you how the tax lien process works in Marion county, then you could check in your county to see if it is similar.

I'm not the one going to fort Knox, thats Linda. But we have a family farm in Kentucky. It lies about 15 miles west of Interstate 75 just off of Highway 80. It is almost in the middle of Mount Vernon, London, and Somerset, they form a triangle on the map. I'm not sure how far that is away from you, but I would like to get together with you the next time I am heading down to the farm. I would like to learn more about your system and how it works. I believe it could be incorporated in my area. Who knows maybe we can do some deals together someday. I will let you know when I am heading to the farm the next time, and maybe we can set up an appointment to meet and discuss real estate.

I had to take all my tax information to my accountant. I hate doing that every year. I don't know of anyone who does. When I went back to pick everything up I talked with my accountant about how Rick and I drew up a contract for our tax lien proerties, he agreed we were doing things correctly. He then told me of a very good real estate attourney. I told him I met one at the tax sale auction, I pulled out his card and it was the same attourney as Greg was recommending to me, a small , small world.
I used the weed eater to cut the grass in the back yard of our house from the first tax sale. A good thing I did, I found a couple of sections of old fencing and some steel piping and several other large items that would have done a number on a lawn mower. I guess I saved my lawn mower. Have more clean up to do now.
I need to get off this computer and get some things accomplished today.

Thats right, every time wwe visit someone on this website that becomes a tax deduction. I had forgot all about it, thanks for reminding me. classes this week are keeping me pretty busy. There cramming a lot in in one week. I got to go now I will talk with you later.

Well the fist part of this class is over. they crammed a lot in in one week. I had to do a lot of studying for the test. I was kind of upset about the test. We were told all week that there would be 50 questions on the test and we would get 2 1/2 hrs. to do it in. right before the test we were told again that the test was 50 questions and we had 2 1/2 hours to do it in, with 1 hr, left they would call out one hour left, and the same for 30 minutes, 5 minutes and 1 minute. So I am going along and I am on question number 41 and they haven't even called out 1 hour left. So I think I am doing great on time. I start working some of the problems twice to double check my answers. then they call out 1 hour left I am on question 45 no problem. I complete the next question. then they announce that there are 75 questions instead of 50. You should of heard all of the moans,sighs, and cussing going on. Many people did not get finished. I was one, I was only able to finish 73 questions of the 75. I talked to a lot of people who didn't finish that many. I hope I did all right. You can sense my frustration along with most of the people in the class.

It rained most of the day saturdy. that kept me from doing any outside work. I was still able to re-run a cable line in one of my houses. Install some trim that I put a finish on last week. It took about 5 days to blend the different layers and shades of finish to match what was already in the house. The end product was a perfect match, it looked like it was put in there when the house was built. I need to work on replacing the screeens and some other things in the house. I have to get off the computer now I will update you later.

i feel your pain. sounds similar to my real estate licensing class, although when the instructor goofed up and we called him on it, he did make it right. we were just always confused about what was actually gonna happen. i'm sure you did fine. it's just really nerve wracking.
