Yesterday, from www.creonline.com I was able to gather 10 REI clubs here in NYC.
On Monday morning I will begin phoning them and thereafter, make a decision on which one to join. The deciding factor will be how active the club is and the # of members attending.
I'm looking to master ASSIGNMENTS and understand that this will help build my cash flow quickly so that I can become versatile in how I invest.
I plan to reread DGs books and take further notes.
That's it for now. Once I decide on a club, and begin moving closer to my dream, I'll be back to add to what I've started.

I phoned 10 REI clubs in my proximity and was successfully able to leave one message. Seven contacts were out of service, one won't have any meetings until september, and another had a full mailbox. I placed a post on craigslist seeking info on REI clubs in NYC, but haven't received any responses after two days.
I'm going to keep searching. Wish me well and if you are knowledgeable of any, please don't hesitate to share.

I saw today in the newspaper that there's a FSBO 2 family home. The owner states it's 150,000 below FMV. Is that even possible? I know the area, but the specific address isn't given. DG provided in his book a list of questions to ask the seller directly. I want to go for it, but honestly, fear arose.
In the interim, I'm seeking out an RE attorney and agent to work with me. If I had an agent already in place, he/she could have phoned the seller on my behalf. So, tomorrow, I'm going to print out the intro letter to be faxed to various real estate offices and await a response. I'm also going to work on building my website. Any suggestions? Additionally, I'm going to place an ad on craiglist...investors wanted for....and begin building my buyers list. Hopefully, I'm not missing anything.

It's 8:13am, here in NYC, and I've begun what I said I would do. I'm still working on finding a successfully, active REI club here. That's really a must for me.
After reading through several "building your buyer list" forums, I placed an ad on craigslist and responded to 4 I buy houses ads. I'm proud of myself for taking that step. I'm looking to seek out 6-10 fantabulous, yes, fantabulous investors/buyers. I'm having a great time doing it too.
Again, I will print out the RE agent fax sheet to send those out. I will probably start with 5 companies today.
Other than that, I'm still looking to begin my website today. Any suggestions on a great, FREE site?

Hey, Congratulations! on all your work so far! Those are some great responses to your ads! On the first one, he'd probably be a great person to get in contact with just to learn a little more, if nothing else. Also, since he's seeking sellers, even if you don't have direct connection to any banks (YET! ), you could certainly offer to help him find deals to sell and split profit. He's already got the pre-made buyers list! Gold! Talk about a perfect opportunity. I don't think you'd have anything to lose!

I have my free website set up and I'm going to purchase my biz cards.
I contacted 3 RE agents on yesterday, with my intro letter and expectations. One responded requesting my telephone # and a proof of funds letter. I don't think he's the one for me, so I'm going to pass. I'm going to continue my search with this.
I will be building a list of title companies to phone and choose from and research the auctions taking place at courthouses.

I have a few contractors on stand by. After reaching the tax assessors office for the lot/block #, I'm going to schedule a viewing on these fixers having a contractor with me for a free estimate.
My biz cards are almost done. I already picked out the design. I'm just waiting to set up my voicemail so that I can include that on it.
I found my REI club and I am so happy. It's active and looks like a winner. My next meeting will be in September. Whoo hoo!

owner on two properties yesterday. I will be viewing them next week, due to his busy schedule.
Prior to that, I went to realtor.com to request randomly from 5 agents a pull on the cma for the properties. The owner is asking $330,000 on both. They are single family units (brownstones), 2100 sq ft., 3-level with finished basements, built in 1910, negotiable, the cma on one came back high $351,000 and low $292,000. It will need updating so my contractor is on standby as I'm trying to pull more info about it before the viewing. The taxes are $1500 annually.
So, in the interim of performing more research I'm looking for other deals.

My biz cards should arrive shortly. I have two short sale workshops to attend this month, along with a tax lien/deed workshop and a re meet and greet function. I'm ecstatic about each and every one. I'm going to phone the banks this week to speak with the reo officer for the listing. I'm going to begin phoning my buyers list to build rapport and I'll be cold-calling for rent signs in search of landlords. In addition I will purchase a real estate dictionary to become familiar with the terms in the contracts. I have to print out the purchase contract along with the assignment contract.
I'm looking to close on a deal within the next 30 days.
